  2. I used to charge a $50 surcharge and arrange payment, thru the title co using the earnest money, regardless of whether the home closed or not. Now I just say NO.
  3. You've got a 19 year old heat pump (about 10 years past it's prime) with an after-market do-hickey. That tells me that there's a good possibility the unit is shot and the owner is trying to milk another season out of it. Did you test the RLA?

  10. Regrettably, I've given up using my SureTest. It has a habit of giving "false ground" readings, only to find it's a bad Suretest pigtail. I went through 5 in 2 years, and now I'm back to the "nightlight".

  15. I'm an ASHI member because for the following reasons: 1. It gives me a voice and a view in the local and national scene. While I don't agree with some stuff, most of what ASHI stands for is in line with my beliefs on where the industry should go. We have a strong lobby. 2. Education- ASHI is one of the places I go to "sharpen my axe" metophorically speaking. 3. Help the new guy. Not from a philanthropic standpoint, but from a self-preservation one. There are so many complete knuckleheads getting started in our business, that I feel a need to give back in the hope I'll help my industry and the reputation of HI's as a whole. 4. It's a place to go to bitch about Jim Katen. 5. In some circles it's a feather in my inspection cap.
  16. Scott, Not looking to bust stones, just get educated. Why would a driven rod be better in a "wetter" area with clay type soil? I would think difficulty in driving the rod into the clay and high water tables eating the driven rod would make ufers even more desirable, no?
  17. We have mostly clay soil and still do ufers. They do the job and are more production building friendly- Easy to install and verify.

  19. thanks, Jim, I thought of that too. The problem is that I'm not doing the inspection, and that call can be seen as splitting hairs- the AHJ blessed it. I had my guy call it out as a potential burn hazard-from a common sense POV. (BTW Kurt- I have felt those puppies get very hot!)
  20. One of my guys just sent me this pic. I'm looking it up but so far can't find anything in the 03' IRC. I'm thinking there's got to be something related to a burn hazard. (I could se a toddler sitting on it) I did note the lack of safety rail at the right side of the pic. Any assistance (quickly) would be appreciated.   21. John, Shoot me your address and I'll mail you more pics that your lil' heart can handle! The only caveat is that they'l all be AZ problems, not sure if they'll fly in NH.

  23. I've used one since I started. I wear it on a lanyard around my neck. 2500 inspections and no problems...except the time I bent over to look at a pool. They don't like getting wet! They save me a ton of time over writing notes. BTW, the two I've owned have both been Sony. I paid around $50 for one and got the other discontinued for $29. They live a long time on 2 AAA batteries. I have to remember to wait until I push record before talking. That's the only time I ever have a problem.
