  1. Man that is an ugly shingle! That splitting looks very similar if not the same to the defective shingles that were made in the early 1990's If that is a1993 shingle, it fits in the same time frame. Several manufacturers reduced the amount of petroleum product (asphalt) in their mix. They then increased the adhesive strip and gave it more holding power. The shingles basically tore themselves apart through thermal expansion. As for the ugly roof it needs to be replaced.
  2. They are all a little different. It all depends on what my client wants and then I create the report around that need. Pretty much I state the scope of the inspection and the I start listing what I have found. I use plenty of pictures (with circles and arrows in honor of Alice's Restaurant).
  3. Try this link, it tells about moisture in concrete and how to test for it. A normal pin meter will not give you a proper reading. You need to drill a hole and place a probe in the hole for a proper reading, and the meter needs to be calibrated or have a concrete setting. http://www.concreteconstruction.net/ind ... eID=259135

  7. If I don't see any problems, I don't say anything other than the house has PEX. In the vast majority of homes you will not see the fittings. They will be behind the drywall or under insulation.

  9. My tool bag stays in the kitchen, most of the time on the counter top. When I'm inside I keep in my pockets an outlet tester, a volt stick, SM moisture meter and my camera. My Ultra Stinger is in my hand most of the time. I really have no need for much more, if I do need something I just head back to the kitchen.

  11. The drip edge is wrong and the roof shingles in the pictures looks like they need replacing. 15 yr old 3-tab would be more of a concern. I bet that they did the drip edge that way to hold down the rake edge for some reason. Who knows why....
  12. Those look almost identical to the Formosan termite in size.
  13. Soffit and ridge vents are all that are needed. The turbine and power vents in some scenarios could actually interfere with the flow of air through the attic when ridge vents are installed. The gable power vent would actually be sucking air in through the ridge, turbine and soffit vents. I can't really think of any positive outcome with this type of venting. The air flow should start at the soffit and exit out the highest point which should be the ridge vents.
  14. I think I might say this: The cement asbestos shingles on the home are damaged in several locations (list locations if you want). This product is no longer made but similar looking replacement shingles made from non asbestos containing materials can be found. Have a qualified contractor make the needed repairs. That is about all I would say.

  16. They have a floating system also. This was typical engineered wood floor planks.
  17. OK a question or two for the group! Todays inspection (Beazer home) had a few issues with the flooring in the home. The joist system is a truss design that is 24"OC. It is covered with Norbord OSB that is 23/32" or 18.2mm thick with a Type 1 and PS2 rating. On top of the OSB, Bruce wood flooring has been glued on to it. The flooring has pulled away from the OSB in many areas around the home. From what I can tell Bruce does not require an underlayment. APA (folks who rate the OSB) do not require an underlayment. Norbord, the manufacturer does not require an underlayment for the wood floor to be glued onto. But, they all have a caveat in their guidelines that all floor systems are different and steps might need to be take to stiffen the floor, such as underlayment. The floor seems to flex in a few areas, but not all over. It looks like this has been part of the cause of the flooring losing its adhesion to the OSB. Has anyone ever seen something like this? I have seen glue down wood floors on slabs act like this but never one on a conventional foundation. I always see an underlayment of around 3/8" on OSB floors when they installed wood floors either glue down or nailed.

  19. I have to agree that the report software is a big part of the problem. It looks like this is the old ITA computer matrix report. They tried to make the old paper matrix report into software and it was just a mess. Not a wonderful product, it was full of inspectorspeak and just difficult to use.

  21. I see no need to do anything to this thread. It is what it is and WJ is what he is. I would hate to see TIJ threads being moderated for what has taken place on this one. This thread should stand as a reminder for all and how folks should and should not be treated. For those of us that have been around for a few years, we have seen this happen before and I'm sure it will happen again.

  24. Yes, it can still be dangerous. Send him to this link Histoplasmosis My Grandfather died from histoplasmosis and the source was Pigeon droppings. He owned a lumber mill and from what I was told pigeons roosted in the mills rafters for years until it was closed in with windows and screens.
  25. The funny thing about the BBB is that they only take complaints on their members. If your not a member they will not open a file your company and they simply report that you are not a member. If you are a member and you get a compliant it can take for ever to resolve it and it will always remain in your file, until you stop paying your dues.
