  1. My wife had an aspergillus "ball" growth removed from her left lung in 1999. We thought she had a form of lung cancer until they went inside and took a look. They removed the 2.5cm fungal ball, put her on 6 months of anti-fungal meds and she has never had a problem since then. FYI, thoracic surgery is not much fun! We think she got it from working next to an old warehouse that had many water leaks, the warehouse shared air between the office area where she worked.
  2. Hey all we can do is to report what we find. No sticker in my area means no inspection, from my end. I have found stickers dating back to the 70's inside panels. When and if the subject comes up about an electrical panel being permitted and inspected I look for the Green sticker in the panel. If I don't find a sticker, I report that no permit sticker was found and I can not verify that is was permitted or inspected. End of story....... I would not spend time searching for a permit or who signed off on it unless I was paid to do it. This is the owners job, not the home inspectors. Just stick by your findings and let them know that you really do not care if the corrections are made as you are just reporting what you have found. I might also let them know that a permit does not mean that the job was done correctly or that it is safe.
  3. I have never seen it either. I wonder how that "recycled wood" core does when it is exposed to moisture.
  4. A larger picture would help greatly! One in the 100 kb range! But as Richard said, most likely a bug who has digested it's dinner which is your house!
  5. I belive it is FHA who has/had the no more than 2 layers of shingles on a home rule, in their appraisal guidelines.
  6. Don't forget that ASHI made their Code of Ethics a part of their Standards a few years back. So if you are abiding by the ASHI SOP you must also follow their Code of Ethics. This has proved to be an issue for some. If you are in a licensed state then you must follow those state standards. Why advertise at all what standards you follow? What I love is when a member of say INACHI or NAHI state that they follow ASHI Standards!
  7. Never gave it any thought. I can't really think of how it could be an issue. If you had a fire hot enough to catch the dried paint on fire, you're going to have bigger problems to worry about!

  9. Have you thought about contacting the manufacturer to see how they might recommend doing this? Many units have a flange that runs around the base, I would assume Bally has the same. It might show up in a schematic drawing of the unit. I have seen some that were screwed into their concrete pad with Tapcon screws. Keep in mind that the unit does not go on the ground. It has to go on a pad, preferably concrete that is 3" above grade.

  11. If you asking about the above link, I would use Michael. As for the fee, you pay them what they quote you. Kind of like getting a hair cut or a tooth filled. You pay the fee that the professional quotes and that is usually based on how much time they will invest doing the inspection and writing the report.
  12. Sounds like their use would be limited. In my area I would say that 75% of the water heaters are in the garage. When I lived in Mississippi about 75% of the water heaters were in the attic on homes built from about the mid 1980's on. Both get pretty cool in the winter.

  14. I have E&O and GL. I have an umbrella GL policy with Shelter and E&O along with second GL with Business Risk Partners (BRP). FYI, BRP now offers a discount if you have passed the National Home Inspectors Exam (NHIE).

  16. This is common with "advisory" boards, and unfortunately most home inspector boards are advisory boards. Very few are standing boards with the prescribed powers(subpoena power) that are needed to carry out the job. The TN board has not had a meeting for about 3 years, it is an advisory board. When I served on the MS HI board we would meet every 90 days, board members were paid their expenses for travel and lodging + $35 per meeting. I don't know of anyone that served for the money, we all knew upfront that it was a 99.98% volunteer job. The MS HI board was a standing board with subpoena powers; this board was under the commission that held the Real Estate and Appraiser boards. Staff was shared by all with each board having dedicated staff persons or person as with the HI board. With the MS board most of the meeting would deal with complaints and hearings against licensed HI or even non licensed folks who got caught!
  17. Jeez Scott, You don't want to come house shopping out here - you'll see little s**t boxes with more hefty price tags than that covered with vinyl. The worst of the waviness is on the gable end wall above the ceilings of the second floor. Were the gable end walls sheathed or was the vinyl simply tacked over a layer of WRB onto the gable end wall studs. Bet it gets pretty hot in there in the summer. ONE TEAM - ONE FIGHT!!! Mike Hey, I live in a plastic palace box! My entire subdivision of $200K to $250K have vinyl on 2-4 sides of the homes in it.

  19. The Maryland chapter that you attended has some great members and one heck of an annual crab boil! Also down in Northern VA they have a great chapter as well. Lots of good and knowledgeable inspector folk in that part of the country.
  20. You did the proper thing and as a result the situation had a good ending. So many times inspectors get on the defensive and in many instances just ignore the calls from their clients. This is when the phone book is pulled out and they head to the section called Attorney!
  21. Goodman products have drastically improved over the past several years. They are now making a pretty good product. One thing I have noticed is that you really never see a Goodman advertisement or commercial. Could be that the reason they cost less is that they don't have all of the fancy marketing that the others have.

  24. Hi Scott, Seeing as how you offered to sell me a new one for $299 , I figure you wouldn't mind selling me a used one. I'd say the used price should be around $150 or so- what say you? Let me know when I can pick one up. Hey, for a RT ticket from Nashville to Portland and a nights lodging, I will fly it out for you at that price! We have even installed Word and few other goodies!
  25. Backer rod and butyl rubber sealant would be the best option, IMHO.
