  1. I was waiting for someone to post that out of the IRC. I use a simple rule; if it can be easily climbed it is wrong.
  2. I would look at the $500K with the $5K deductible. This will afford you a good amount of protection if you ever need it. I would not even consider a $100K policy. For just a few hundred more dollars you can get the $500K. As for a low deductible, this is just a marketing ploy by the various companies. Look at the entire coverage and what is offered. With BRP the include a GL policy, they cover radon testing, they also provide corporate coverage all under the same policy and for the same price. Also BRP is a Lloyd's product and will still be around if AIG fails or decides to get out of this type of business. Many of the other providers are using AIG products.

  5. It will help a conventional A/C. With a heat pump, logic would tell me that it won't make much difference in the heat mode. If it is in the sun, Yes the metal on the unit will get warm but the air is still cool. The HP recovers what heat it can from the air, not the metal around the unit. Air temp is what you are looking at. The A/C cools itself with the air, so a lower air temp would make a difference for cooling. I don't know how much difference, but I would not spend a great deal of money moving a unit just to put it in the shade or the sun. The cost of running lines, etc might outweigh any gain in efficiency.

  7. I will vote for a septic lift station. Very common in my parts and they look like that. Some have an alarm on the inside of the home and some on the outside. The ones on the exterior tend to be on newer homes. But, if you're not 100% sure just simply say that you are not sure what the heck it is and that the owners need to be questioned about it. That's about all you really need to say, outside of the electrical connection.

  9. http://www.aarst.org/ NEHA and AARST joined together and now the certification is under NRPP (National Radon Proficiency Program) for both. So you really have only one certification.
  10. Alcohol burners have been used for years and years on boats. When we had a sailboat in BC (before children) ours had an alcohol stove and heater. Worked very well.
  11. After moving to a larger market, I have about the same results as Les. I think the calls all depend on just how many inspectors are in your market, if you answer your phone and how your name shows up on the rotation of names listed. Note: If you are joining a national home inspector organization thinking that you will receive enough leads to keep you busy, you are wrong and you are joining for the wrong reasons. My suggestion is to type in your city, state and home inspector or home inspection (Spring Hill TN home inspector), see what pulls up and that will tell you who is getting most of the search business. Folks search by the city they are in not the state, most then skip the paid spots and then go to the top 1-4 listings. I have also been told that many look for individual websites and not large search type websites. Ask your friends and neighbors what they would type in if they were looking for a home inspector.

Now that we live in the Nashville area and have season tickets to Vandy, I have to cheer a little for them but I still have a son at Mississippi State and my father played ball at State in the 1940's so we are kind of split. If the Vandy defence can remain healthy they have a chance at the SEC Championship.
  13. Willie played "pro bono" for the Hepatitis C Foundation this past weekend. It was held at a farm in Leipers Fork, TN. 5,000 tickets sold out in a week strictly by word of mouth. Best $35 per ticket I have spent in many years. He played non-stop for about two and half hours.
  14. Hey, we went to see Willie this past Saturday and he is still singing that same song. He has added a few new ones, on was titled "It hurt because I did not listen!". Makes one wonder if Willie knows a little about home inspectors.
  15. I would think that it has to do with the bearings or how the shaft for the impeller is supported. I use to have a large Koi pond with a an old pump that had the same requirement. Finally replaced that pump with a magnetic driven impeller pump that could be placed in any postion.
  16. Just tell them that it is based on common sense and your past experiences of the damage you have seen from vegetation too close to the home.

  18. I would direct the blame to their real estate agent for not telling them that they might have trouble getting insurance coverage. Unless they paid cash for the house, they can't close on it without insurance coverage. Their agent should have told them that with an old home they might have trouble getting coverage. The real estate agents are suppose to be the experts when it comes to the selling of a home, they should know about this! [:-eyebrow

  20. I have never seen a doorbell transformer that did not create a "double tap" issue on a breaker. Add that to the fact they are not suppose to be in the panel enclosure and you have two good reasons to say somthing about them.

  22. (note: the same requirement is in the current New York residential code and prior versions of the IRC, but with different section numbering -- R1003.10) I use the same. Have not heard of the 13"/18" rule.
  23. It is all about word of mouth and a little diversification. As an inspector you can do more than just "Home Inspections". Just this week I have billed over $1,300 just in draw or progress inspections. That amounts to, three commercial and two residential inspections. I also had one regular home inspection(6,400 sf home with a radon test) and an EIFS inspection (front & rear of the home). So on what looked like a very slow week ended up pretty good! I actually billed right at $2,430! Not a bad week at all. Next week I already have one commercial draw, one relocation home inspection, a roof/flashing inspection and a normal home inspection. This already amounts to about $1,250. I'm sure I will get some calls on Monday, they always call after looking at homes over the weekend. The roof inspection came from a local insurance agent as did the EIFS inspection! Not one of the above jobs came from a real estate agent.[:-party]
  24. Keep in mind the utility company can do as the wish, they can make their own rules.
  25. I have to agree with everyone. I do know about the Homesafe company and their operations in Oxford MS. Their head technical person served with me on the MS State Home Inspector Board. He is the brain behind the equipment and a heck of a nice guy. One kicker with Homesafe (Unless their business model has changed) is that you do not own the equipment. It is also very awkward and cumbersome to use, in my opinion. You would be better off buying a real IR camera from Flir or Fluke.
