  4. How long have you lived here? Ever see the problem before? Have you had a new a/c system installed recently? Can you see the a/c supply duct in the garage or is there drywall covering the wall? It possibly is the supply duct, that is on the garage wall, sweating and dripping water.
  5. Was it a rental Ezra? I've only done a few really filthy homes however I wear a pair of those disposal latex gloves when I do. I also carry around a big bottle of hand sanitizer.

  7. There are a lot of reasons to be a member of ASHI. Getting referrals from them isn't a very good one. If that's the only reason you're a member, then quit. - Jim Katen, Oregon Very good Jim. I've always considered ASHI the thinking mans organization. I am however considering the $ to $ net worth. If I'm spending hard earned money (and time) what am I getting in return. I don't feel the need to go to monthly meetings and pontificate. That is their Red Bull, not mine. This forum, a select think tank, is really all I need.
  8. Do you know any local HVAC guys Steve? Perhaps you can run with one on a few calls? Any tech schools around? Boilers aren't hard to inspect but they have their own special controls.
  9. Hey, there's never a question........all I do is haggle price....... I think ASHI needs us more than we need them, honestly. Even if I miss a couple referrals from their site, I don't care. This latest mess pushed me over the edge. Haven't been to the ASHI forums in quite some time. How's the fireworks over there?
  10. I hate doing these burned out crack houses. It sometimes feels silly writing a report up when what really should be done is to plow it under.
  11. If one drops out and then decides 2 years down they road to join again what happens? Meaning do you just pickup where you left off - like keeping your original number? You don't have to jump through all the hoops again do you?
  12. A brilliant idea? It is precisely this type of "me, me and me" thinking that is helping tank our nation. There is nothing brilliant about this notion - only the naked barbaric truth about raping anything one can to get ahead. Sure I'm incompetent - how much do I need to pay you to get you off my back?
  13. I'm sure you're right, but it sounds like an awful way to spend the days. And nights. When the $hit hits the fan I have to deal with it now. I can't even think about kicking back unitl the problem has gone away. Oy - what a way to go through life.
  14. Excepting a handful of folks that I know from here, I'm embarrassed by everything and everyone that has something to do with home inspection. Their kinda like "church" the closer you get to the internal workings, the more it smells and the more likely you are to run across someone on a mission to feel better about themself by making you feel worse about yourself. Ah crap.... that's funny.
  15. It also boils down to selling units. I must amend my statements. In a normal world, where people take responsibility, there is no need to change the unit. Given the present state the only correct action is to replace the tank. We live in an time where people can not, for the most part, think responsibly, intelligently or mechanically. The minimal amount of prudence that would go into making sure a hot water tank, that has been under water for X amount of time, stays safe is actually beyond most people. Perhaps not beyond intelligence but surely beyond extending any extra effort. As most know I take very little seriously but in this case the best thing to do is recommend replacement. It's the only way to take the "idiot" out of the equation.
  16. True enough. I know a number of really amazing mechanics, just be nice to them and they make miracles happen. I make a point of giving our trash collector a big, cold, bottle of Powerade when he picks up the trash on Friday. The main reason I do this is because he's bustin' a hump doing this on 95 degree days (not to mention the stench). I only have to spend 10-15 minutes in a really friggin' hot attic. The Golden Rule is a pretty easy code in which to live by. Anyway... I've never been charged for any "questionable" items as well.
  17. Hand written reports ARE outdated. I've been at this gig since 1986 and we always issued a type written report. I think we used an Underwood back then.[] I love Underwood! It's not just for breakfast anymore.

  21. Hi Kevin - we have a ton of homes with K&T in this age range in this neck of the woods. Runs from early 20's to, about, '68.
  22. Thanks Jim. That really bothers me as I don't like to leave a home with something hanging like this. I have the code & it's unocc. I'll take a ride back there tomorrow on my own time and look again.
  23. Inspected an older home - 56 years old. OH service; in the garage there is a main 100 amp FP breaker with a sub-panel off of it feeding the AC and electric dryer (lot's wrong...). I searched that home high & low and could not find any other panel. I really spent an inordinate amount of time looking for it too. BTW, K&T throughout the home. Anyone ever run into this condition before?
