  1. I agree with Richard, yes its wrong.... I would certainly note it in the report.... my biggest concern would be as Richard said: 'how much of an issue is this really? It can safely be reached, even in an emergency, by the homeowner.' ?? Jerry
  2. Sounds like the grounding electrode conductor originated in the meter box. If so, there's nothing wrong with that. It just has to connect to the neutral at *or before* the service. - Jim Katen So, In that case and if you can't verify for sure (and need to assume) how do you write that up.....i.e. write what you see, put in report what you don't see? and do you recommend an electrical contractor open everything up to verify continuity ???? Obviousuly I haven't checked, but I've been blindly assuming that as long as you pay whatever fee they want, you can take the online course. If I have to join the org. . . fuggetaboutit. $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$ At the risk of getting blasted, I've got a few questions also.... I don't know or care to know the deep seated hatred and politics behind the 'I hate Nicky' campaign... It does get old though.... I don't know the guy, however have spoken to Ben on the phone a couple times, always helpful like you guys! heres my take... Whats wrong with the online classes from internachi? They've been approved by the WA state for CE?? Doesn't seem to be much else available at this time I've taken several of them, they are great review, some bone head stuff, some good stuff.... There's even a WDO/WDI class(20 hrs I think) approved by WSDA As I am typing this: I'm recovering from knee surgery, can't do much for at least 3 weeks, so it is a great chance to get my (WA State approved) CE done.... $289.00 whether you join or just take the classes... That is about how much $$ it cost me to take the 6 hrs of WSDA/HI classes in Tacoma in Nov (W/ Mike Casey).... with motel/ meals/ cost of class/ fuel/ blah/blah/whine/whine So again.... jeez guys.... the whining gets old..... isn't it time to bury the hatchet and move on. Or if thats not possible, email me privately so I can get the lucrid juicey details and maybe take up an offense. ok go ahead and blast the cripple Jerry

  6. I've had one on my shop for 2 years.... never a problem. ..... Even in extended sub freezing weather down to zero.... Not in direct sun so don't know about that.... Probably should change the battery before it fails
  7. I've never seen that either .... is that a holddown bolt/nut in 3rd picture or leftover axle removal nut? I see no tiedowns and sitting on blocks in older pre1980 MH all the time,(usually in MH parks) but with our current siesmic structural engineers want tiedowns every 10-14'.... whats the age??? aren't you sitting on San Andreas Fault????   9. thought this might be to old oil tank vent Download Attachment: P2070031.JPG 83.95 KB, owner (widow) said they had occuppied home for 40 years and was Nat gas when they moved in, not much help. No evidence of old filler pipe or oil lines etc in partial finished basement... Tee on top has screened area on each underside portion... any ideas??

  11. We see a lot of them on manufactured homes around here, can't remember if any were stick built. Jerry

Agreed...especially on water penetration in basement, don't know if an inspection would have shown much more than was already know: freshly painted, furniture in room, were there stains high on walls?, negative slope?.... If there is not active leak or excessive moisture at the time, or obvious high water marks or other : I note what I see (interior and exterior), tell them to check with owner and disclosure statement and monitor... if it is a foreclosed home I tell them there could be serious water penetration we just don't know... sounds like a HI could have been on the (meat) hook? what say you??   13. agreed... however it looks like one of wires is a larger gauge than others, is that kosher or is it ok as long as the smallest gauge is not overfused??

I had a similar experience on a call back and convinced the folks the fogging they saw in the evenings (I inspected in AM) could come and go and was impossible to detect unless they are fogging at the time of the inspection. I started adding this to my reports: Please NOTE... It is not possible to fully evaluate the seals on Double pane (thermopane) windows as conditions can change from morning to evening, and due to temperature and weather... (Internal Fogging is the best indicator of seal problems and it can come and go) thus they are excluded from the inspection. However if we observe any fogging or broken glass in our random check we will certainly note it in the report that being said our WA SOP states: Inspectors are required to report on: (iv) The condition and operation of a representative number of windows and doors. Inspectors are not required to: (1) Determine the condition of any system or component that is not readily accessible; the remaining service life of any system or component; the strength, adequacy, effectiveness or efficiency of any system or component; causes of any condition or deficiency; methods, materials, or cost of corrections; future conditions including, but not limited to, failure of systems and components. (2) The inspector is not required to: #149; Inspect (b) Safety type glass or the integrity of thermal window seals. good luck.. Jerry

  16. Empty house was freshly painted and some things still masked off....including these critters: any one know what the box could be?? at left and around corner from keypad in 2nd photo. Little larger than switch plate, hole was about 1 1/4" diameter....There were several throughout the home, all at wall switch height.   19. I had never heard of these, and had I seen them exposed in an attic, say attached to a can light, would have called them out.... Thank you Jim, and others. This forum continues to bring forth valuable info. Like someone posted the other day, we should get CE hours. I've learned more since hanging out here than much of very expensive CE that are sanctioned. Maybe comparing apples to oranges but I figured it would cost me at least a couple thousand $$ to attend the ASHI LV, that is a lot of bucks per CE. Jerry
  20. 1950's home and nothing wrong/ no concerns????.... extra long time on inspection....???? probably pissed he had to get out of his rig, and then spend 45 minutes in, on , and around the home
  21. Actually Yakima is mostly NE of St Helens.... my wife lived here also when it blew, there was 1++ feet of ash everywhere, roofs/awnings collaspsed, car engines ruined... Some of the stuff had a consistancy of flour, although some was more like sand. I lived in Longview WA area which is S and W of St Helens about 30 miles. We got no ash that Sunday as it all blew East (Towards Spokane and Idaho), however the next weekend it rained and wind was from the Northeast and it literally rained ash, slicker than ice on the hills, blew transformers, I ( and many others) who had wood roofs that rotted out within 2 years. And when it dried there was only maybe a quarter inch of ash, can't imagine what it would have been like with a foot of wet ash... Jerry
  22. sure looks like small exit 'shot holes' to me ....lyctid beetle frass especially if frass is 'flour or talc' like and holes are 1/16" or so.
  23. LOL. And why not? One can go crazy trying to decipher the intentions of homeowners. I have a question. What type is that cold water pipe and fitting (lower left)? OK, two questions. Is that plastic female onto a metal male OK if it's not pipe-thread? Good eye Richard...(thats what I like about you guys always looking at everything in picture) cpvc secured to wall, plastic 'shark bite' type fitting into brass fitting, could not tell the threads, why do you ask the thread type (other than if two different threads) ???? inquiring minds need to know! got this link address from homeowner http://www.smellywater.com/peroxide-gambit.html (home is a vacation cabin with a well and elaborate water system including acid neutrilizer, iron filter, softner, UV) evidently hot water got really stinky and all stink goes away with a few minutes of adding peroxide...[:-bigeyes called my lab (water test) guy to ask if he had heard about this and he had not however said probably not a problem as some people bath in diluted peroxide solution.... where else can I search this out???
