  3. A shear wall. A nice observation. I would recommend not modify a shear wall.
  4. I can usually determine if the the siding is composite board or cement fiber by tapping on the siding. Sometimes if I am not sure I will dig into the bottom edge of a piece of siding in a protected area, such as a covered porch. If it is gray or brown you have composite board. If it is white you have fiber cement.

  6. The significance of a seam depends on the depth of the seam and the end use of the cast product. For example, seams often occur on convex surfaces of cast products. If the seam occurs on the exterior surface of a non pressurized drain pipe does it matter? It depends on the depth and cause of the seam, which can only be determined by metallurgical analysis.   9. That's an interesting article but I don't understand how a seam created in the casting process can cause this problem unless it was standard procedure to install the drain line with the seam up. I find it hard to believe that a plumber would take the time to locate a seam then install the pipe with the seam up.

  13. I did on site reports for about 12 years before the great recession hit my market. When the market crashed I was doing one foreclosure after an other. These properties were so bad that I wore shoe covers to keep my shoes clean. That's when I quit doing on site reports. A bound on site report is impressive to the customer, however, I have found that a little thought between jobs or on the ride home prevents a forced snap judgment and allows for some research if needed.

  15. I am thinking aesthetics more than installation details. If the owner does select a fiber cement siding product the installation details are supplied by the manufacturer. Except for unique installs there is no need for an architect to detail the installation.
  16. If you have a million dollar house you should hire an architect to give you advice. The home could probably benefit from a few minor exterior upgrades too.

  19. The same thing happened to me. It was awesome. The seller's agent was so mad that he had to turn on the water. "All you have to do is turn the water on at the street" he said. He turned the water on the night before the inspection . I arrived the next morning to find water running down the driveway from the garage.

  22. As you start the test be sure to answer all of the questions that you have a quick answer to. Skip any questions that you need to think about. You can always come back to those questions later. This approach will give you the confidence you need to continue the test without questioning your answers. The last thing that you want to do is not answer questions were you know the answer. Once you start answering the questions that you know all your nerves will go away. Good luck!
  23. I am very disappointed that my but spray contains acetone. I think that I will no longer be having but spray on a saltine.

  25. The issue with this method is the link may not always work, or even point to what you intend it to. That's true but I check each link before it goes into the report. Some of you may think that I am being lazy but my report already opens in my customer's browser so clicking the link provides instant information. Of course you should only link to reputable sites such as manufacturer sites etc.
