  1. If it had hardwoods I bet the were seriously 'cupped' - Seller says "they lay down nice in the winter"...[^]
  2. I did not inspect the heat mode of heat pump due to outside temperatures above 65 degrees and the damage that could result.
  3. I do an on site "Verbal Report" (in a guided discussion format) using a laptop and the photos I take during the inspection. Then I send the report as a .pdf (Homegauge written) later that night. Not all the photos I take go into the report; Many are mx recommendations or 'visual notes and reminders'. Clients and Realtors love it. just my .02...[^]
  4. It actually tested dry to the Tramex. The leak had been repaired (according to the current occupant) immediately after they moved in back in Nov. No drywall was replaced though because the complexes maintenance man said it didn't need to be. It looks like it flourished while it was nice and wet, then became the brownish dry 'mold' it is in the picture. Of course there was nothing in the disclosure (according to the buyer, I did not see it) about a repaired leak at the water line stub... I'm never surprised by what people will not reveal....

  7. I get on every roof that's 'safe' to get on. Here near Charleston SC shakes are a real rarity so I'm on nearly every one. I too, find valleys the safest area to ascend. It may look a tad funny but on a steeper roof I'll sometimes 'back' up the valley to keep better foot pad contact... I wear Northface low rise hikers with an exceptional amount of grip. They work great on asphalt shingles.[]

  9. I'm split on it. I buy the open cap negates the pressure rating but not the temp... but doesn't CPVC rate high enough to be used anyway?
  10. I just did an 11th month warranty inspection for a client I did the original inspection for last June. Used the exact same PIA (except now it's 2 pages with the FREA required Arbitration Statement) If you're asking about re inspection of previously called out and repaired items. Simply modify your inspection agreement to cover only those items to be inspected.

  14. I think the service lines (ovhd's) are a little short of the enclosure; but it's gonna need a serious cleaning before I'd give up my hot tub for that!
  15. Notes! you guys take Notes! No wonder I keep getting all these call backs! Seriously, I take a picture or everything (date plates and all) and 'minimal' notes... Transfer it all to HG and then save (print) as a .pdf and send... Sometimes I can use the 'checklist' for 3 houses before I need a clean one...

  19. 17ft Little Giant... Wouldn't own anything else. Had a guy tell me last week that it "sounds just like the commercial" the noise it makes when you 'whack' the red knobs to get the fold open... Said he'd wanted one a long time. Carry just like the infomercial (shoulder under the second rung folded) and you can walk up and down stairs with curves all day long. And if it can't reach it... It ain't safe for me to go there...[:-bigeyes
  20. Like Brain G, I have a special PIA that I get signed. Payment from the closing, or the buyer if no closing. Only break it out for those 'special' Realtors who have yet to do me any harm... Have had only only one "can I get a reduced rate" request from a Realtor who was paying for the inspection herself. Client's didn't quite qualify for the home I had inspected, I got the second inspection as well. It did pay at closing. Been about three months since I've even had a 'pay at closing' request... thankfully...
  21. Primo pdf rocks. It has never hung up my print spooler like cute would occasionally do... and it's totally free... Can't beat it!

  23. It looks to be in good shape from the pics... I'd label it a 'Masonite type' siding without a manufacturer specific reference...
  24. Maybe not predominant, but many of the builders are returning to it after bad experiences with Tyvek. Felt is cheaper, faster, more forgiving and, in the end, seems to work better. Did I say it was cheaper? - Jim Katen, Oregon Then we'll see its return here shortly, I'd imagine...[]
  25. Brad, You need to resize your pics!! I can send a report (30 pages) with 35-40 pictures that doesn't exceed 2mb. I use HomeGauge and Primo .pdf to to 'print' and then send them as attachments. I also use Reporthost to upload to (similar to the HG upgrade hosting, but free)...
