  1. As Scott said. That is what I do. I have a form set specifically for manufactured homes that doesn't have an attic section, garage section etc...
  2. This morning I had an inspection on a home that had a HE furnace(about 6 years old) and a fan assisted NG water heater(3 years old). The discharge location was at the front wall of the home. The smell of natural gas was quite strong at the discharge location. Haven't run in to this before. Could it be that one of the appliances isn't burning properly? I am recommending that the furnace be serviced, I am just curious as to what other's may think is the cause. Click to Enlarge 50.03 KB

  5. I looked all over for one and didn't see it. It does have a screen like it should be a spout. That heavy metal piece unscrews.
  6. Thanks for that Bill. And I should have worded the above a bit differently. I didn't have my client test it, I actually never recommend testing, I just tell them it is contaminated and to treat it like it is. A previous client was going to do some work and they had it tested and then called to tell me the results. BTW, can I link to that page for my reports?
  7. We recently covered this with a different potential home owner. If you do a quick search for the word vermiculite, you should be able to find the topic. In short, it is fine when covered with a different type of insulation. Just limit the activity in the attic as to not stir it up, and always keep in mind, that the vermiculite is there should you decide to open the ceiling below the attic. Also, I have had a client test their vermiculite and it did not contain asbestos. http://www.epa.gov/asbestos/vermiculite.html

  11. "As to the zero sight clearance, if at all possible to move things to do a proper inspection. If you can't see it then you can't inspect it." Had it been simply a chair or maybe even a couple of boxes, I would have done just that. Unfortunately, the family room was stacked with boxes and other furniture as the home owners were in the process of vacating the home.
  12. I should clarify that I had zero chance to see the actual set up as the seller left me zero sight clearance to the fireplace. The set up was being explained to me by the buyer who had it explained to him by the seller! I had to call him back for better clarification. And that's when he told me about the two person fireplace ignition set up.
  13. Uh no. No need for a code quote. Here is what I put; "The home owner has added a gas log unit to the fireplace. It appears that a valve in the garage would have to be opened and then the fireplace lit in the fire box. This is a big safety concern in my opinion. A small delay in the ignition of the log set could allow gas vapors to enter the room and possibly ignite with the ignition source. With the installation of a gas log unit, a primary shutoff AND an appliance shut off in the same room is required. Have a qualified plumbing or small appliance contractor make the needed repairs. I don't recommend using the gas log fireplace as installed."
  14. Ok, just got some clarification that the only valve is in the garage, where the home owner tapped into the gas line. Ran a separate gas line to the log unit. In order to turn the fireplace on, one goes to the valve and the other sits at the fireplace to ignite it![:-censore
  15. Pretty sure it had the usual control knob at the log set;)
  16. Home owner installed a gas log unit into his wood burning fireplace. The issue I see is that to turn the gas on, one has to go to the garage, open the valve, the go back to the fireplace to physically ignite the log set. My question, besides common sense and having a gas key near the fireplace, is there a specific code that requires it?
  17. As a matter of fact Erby, the water from the tub faucet in the upper bathroom did not get "hot" at all. I told my client that something was wrong with the valve. The lower level tub faucet was the one "dripping" when the kitchen sink was running. New fixtures all the way around. New water heater as well.
  18. A new one for me. Had a split level, 36 year old, "flip" home this afternoon. When the kitchen sink was turned on, water began dripping from the tub faucet at the lower level. Kitchen was not directly above the lower bathroom. Any ideas? Thanks
  19. When we purchased our home last summer, we put in a heat pump with a gas furnace back up source. Because of the price and warranty, I went with Goodman. It seems the brand had issues in the past but has gotten better. 10 year warranty and it came in 2.5-3k less than a Carrier or Am Standard. Due to the size of the home, we had to go with a 5 ton unit. The furnace is rated at 95% efficiency. Had the old one hauled away and the new system installed for $9k cash.
  20. Not sure about the insulation below the membrane. We haven't had a ton of rain lately and there was quite a bit of water ponding on one side of the roof. That would be the side with the blocked drains, so that was self explanatory. The blisters were located in different areas on the roof. Not just at the edge of the ponding water.

  23. Basement room smells like ass. Have the tenant take a hygiene course and pay for a cleaning service to remove his odor. Something like that:)
  24. Sounds like a damaged/failing thermocouple. The only other thing I can think of is a ventilation issue.
  25. Fell better Mike. I have had a case of dysentery minus the puking once while in the Phillipines. It was no joke. I remember begging for a nice cool baby wipe, but to no avail. It was miserable. Sorry you're going through it.
