  1. I think the Krawler thing would be useless on anything but concrete or hardpan with no obstructions. I often wonder how most of the inspectors I see at various events and conferences have the physical ability to perform this job.
  2. Friday morning I inspected a 2700sf $900,000 house that had very few problems. Friday afternoon I inspected a 678sf $93,000 house that had a myriad of problems.
  3. I will eventually purchase IR but only to use it as I use other tools. We have a franchise guy in this area who does more book writing, radio shows, and speaking at realtor events than he does home inspections but he says " that an IR camera in the hands of an ASHI member will reduce the realtors liability". The trend by the franchise types around here is now to offer packaged inspections. Do you want me to use all my skills to evaluate your home or just some of them?
  4. My Acrobat Distiller works great every time and prints in full color. I can't remember the last time I printed a report on paper.
  5. Its highly likly its a typical split system heat pump with a newer condenser coil (exterior) and an older evaporator coil (basement). See it all the time.
  6. The roofers in these parts are installing a split lead boot stack flashing and caulking around the top of it. I tell my folks that its wrong and should to be replaced. Roofers response "thats the way I've been doing it for years".

  9. My guess would be there is a bathroom above the area just out of the picture frame. A humdity problem wouldn't be localized. As for hurricanes we tend to have worse nor'easters. The hurricanes tend to go around us except when they come from the gulf side. I think the last major hurricane was Dora in the 60's. I think its a gulf stream thing but what the heck do I know.
  10. Not much in the way of Formosan termites in this area. Mostly drywood and sub's. Like I said if its an off grade house thats pretty much what it will look like. I wouldn't worry about insulation or a vapor barrier. Rarely see insulation or vapor barriers in these houses. With the open crawl moisture won't be a problem. Tally gets a little cooler than here (due to those big heaters to our east and west) but freezing pipes won't be a problem. It gets down below freezing but never stays there long enough to matter. I don't see anything in your pic's that concerns me other than the extent of the moisture damage on the sub-flooring.
  11. Its still a crawlspace. Thats a good example of just about any off grade house in this area 1800's and up. There is one section of town that you will find this kind of stuff that came off one of the old Henry Flagler hotel builds. Image Insert: 361.53 KB
  12. I just need the name number and expiration date. Open Quickbooks on my desktop, enter info and there you have it. No terminal or other equipemnt needed.

  14. I tried the handheld bit but like Kurt said its only good for very generic reporting IMHO. I do use a pocket PC for scheduling. I use a Gateway tablet and 99% of the time I am finished with the report on site. I don't deliver on site because I like to "reflect" on my work prior to hitting the send button.
  15. The trend in these parts by mostly the franchise or big multi companies is to offer varying "levels" of inspections. The "best value" inspection includes the home inspection, WDO, mold sampling, and thermal scan. But wait if you order today we will also include a knock off Prada handbag for your realtor.
  16. I use a full version of Adobe for my inspection software but the software that I use for my pest control company has pdffactory built in and it works great.
  17. If we were still using Chloradane we wouldn't be able to charge those renewal fees and retreat every five years.
  18. Those foggers are cool. I use one at our church to enhance the lighting effects from the 100+ fixtures and 6 intelligent lights when doing a contemporary concert or hosting contemporary Christian artist. Some of the older traditional Rock of Ages crowd even likes it.
