  1. Yeah, I got the same letters last year when I was rear-ended. Not really knowing what the deal was, I set an appointment with one of the lawyers and they sent out a rep. It ended up by me telling her that I couldn't do what she was asking without lying because I actually wasn't hurt. She must have been new, because she said thanks and that I was her kind of person. She probably won't last long! Mike M
  2. Mike O, I'm from Texas and I could easily relate the term "bumpout", to what we call "boxed out", as in a boxed out window. Or at least that is the term that was used when I was supervising the construction of new homes back in the early 80's. Mike M

  7. If it's on the inside between the panes, it is definitely due to the window seal being loss. As far as no moisture, I have seen it there one day and not the next, these could just be spots left, a lot like on a glass in a dishwasher. Mike M

  15. On the last two inspections, I have found the T&P valve drain line coming straight out of the home. I know they can't have a threaded end, but I seem to remember reading somewhere that have to be elbowed down at the termination, but I can't find any reference for that now. Has anyone else heard of this? Mike M

  17. I have downloaded a copy of the decoder chart before. However, I can't figure out the age of this one based on the information. It is a Champion serial #KC1327***, according to the sheet a Champion should have a 2 digit year and 2 digit week as the first four numbers. What's with the KC? Thanks guys, Mike M
  18. Hey guys, Has anyone ever seen this before? It was the first for me. It is two 50 gal water heaters hooked in series, cold coming into one and sending hot out to the other one and the other one feeding the house. Looks like a waste of money to me, cost of running two water heaters to basically get a 100 gal capacity. Mike M Image Insert: 39.38 KB

  20. Section G2426.5.6.2 states "If two or more openings are provided into one chimney flue, they shall be at different levels." Mike M
  21. Section G2419 (409) in the IRC covers gas shutoff valves. It doesn't say anything about how they are to be operated, only readily accessible. Mike M
  22. I agree, I don't see a 1x doing much good in that situation. If the the rafters are sagging in that area, adding a purlin would seem a better fix. Also, you cannot brace a roof off of a ceiling joist. I can't tell from the photo if that brace is sitting on a top wall plate, beam, or ceiling joist. I have seen 1x's nailed to the side of rafters before because there was a splice in the rafter and there was no bracing added. Now that is just a sorry framer using scraps!! Mike M
