  1. It's a synthetic cedar shingle like Braava, Enviroshake, DaVinci, etc. It's either a defective shingle or it's installed incorrectly. In either event it's a complete tear off.
  2. Many of the original ceiling lights on my old house were mounted to pancake boxes that had a male threaded nipple in the center of the box. Seems to have been a common box when converting from gas to electric lights. I'd wager it's 3/8 NPT.
  3. I much prefer my camera. It's far easier to shoot one handed, and it has a wrist strap.
  4. And one more thing that no one else mentioned... online training sucks. Get out of your basement, off the computer, and into a classroom. Odds are the training will still suck, but you'll gain a little experience interacting with people. On top of everything else you need to know, you need to be a people person.
  5. You can't use your drone commercially without a license. I'd start there. Then what Marc said.
  6. Our primary job is to manage expectations, because nobody knows that we are there to observe and accurately report the condition of the house.
  7. If you call an asbestos removal contractor to look at that, they won't test it, they'll tell you to remediate. Your landlord will argue remediation isn't necessary. That's when you pay for testing. If you're worried about asbestos in your housing you should consider moving to something built after 1990 or so.
  8. Two years ago we trenched and installed 400' of drain tile in our yard. We dug up three different clay tile drainage lines running perpendicular to our trenches. All of them were packed solid with clay soil and sediment. My basement floor drain is glazed bell hub clay tile and is clear for over 200'. It's 152 years old.
  9. Trick the existing unit into thinking it's on demand by using both fuels. If I'm washing dishes either gas or electric are adequate. Showering, turn on both. The shorter recovery nearly doubles capacity.

  13. He's adding a cooling load. There won't be any energy savings. Plus mini splits are expensive, not to mention ugly AF.
  14. My brother's 71 split has the mechanical room under the landing. A boiler, a water heater, service equipment, and the water main. I had to pull the zone valves and part of the cover off the boiler to have room to slide the new tank horizontally over everything and drop it in behind. It fit, but it rubbed everything and took 3 of us to squeeze it in there.
  15. Our water quality is horrible. In the 22 years I've owned my house I've put 5 water heaters in. Except for the one that rusted through in 9 months, they tend to last a month or two longer than the 6 year warranty.

  17. Many also take issue with Murray, Bryant, and Challenger. It's misguided. How would they even know what equipment is there? In my State they never even look at the house. Who tells them?
  18. The method I use is slightly controversial. I simply let the wife go first. I always have instant hot water.

  20. Are you sure it's siding and not cast with patterned forms?
  21. I wouldn't necessarily call this siding trash, but, it was often installed over existing siding. If there's already two layers of siding on the house I'd tear it all off and start fresh.
  22. According to most of the Georgia professional inspectors on Facebook, that arrangement is not only allowed, it's expected when there is a basement. I don't know why they don't just dump it on the floor like we do here.
  23. The Georgia amendment allowing this is dangerous. It violates every plumbing code (must drain via gravity, cannot be trapped, can't have more than 3 90° elbows), and the valve manufacturer instructions. In the event of a high temp or high pressure failure of the water heater, IF the safety valve functions that mess of plumbing is going to burst...either between the first and second elbow or the bleeder cap is going to become a projectile. And that's a big if. The valve is likely to be corroded from water trapped against it and fail to open, turning the tank into a bomb. That water heater would be safer without a drain extension at all. I was home alone as a teenager when a pressure be vessel exploded. Not an experience I would recommend.
  24. That is prohibited by every plumbing code except for a Georgia amendment. Are you in Georgia? If you are it's probably allowed. It's still wrong though.
  25. I agree with Marc, but, the gable vents may need to be cleaned and worse case may be too small. Address the insulation first and see where that gets you. Blown cellulose is an excellent bang for your buck.
