Mike Wouldn't these be a problem in areas that experience ice damming? With that opening hanging right above the gutter it would provide a nice highway for ice.

  3. I've been zapped more than once with the coil from a car (back when I knew how to find the engine and the coil - don't ask me how to now). Pretty sure they put out 20k V. Never researched it but I would think static electricity is up around 1000 volts or so???
  4. In the header I put the address of the home and in the footer I put my company information. I address the Radon readings in my report but I refer to the actual printout which is attached to the report in it's original condition. IMO it's important not to start "dressing up" the printout so as not to call into question the validity of the report.

  7. I keep a 2nd laptop with all my business information up to date on it. If my primary laptop fails(as it did once, LCD screen went kaput) I never miss a beat. The price for a USB 8 gig flash drive is dirt cheap too.

  10. The prints might be at the building somewhere or with a management company??? Same with the commercial garages here but I've seen where they are controlling the makeup and exhaust with a CO detection system (on the newer garages). I believe what were seeing in the condo is a totally separate system from the garage ventilation system (or had better be).
  11. The barometric dampers are there for smoke removal via fan(s). The fire dampers are there so that you're not pulling flames out too. The building is new enough that you should be able to obtain a set of blues and take a look-see.
  12. The "shutters" are, I believe, are fire dampers. They are held up by a fusible link that will melt and shut the damper. The gravity dampers have too be part of a smoke/fire system. It's strange to see on a condo wall for sure but it is reminiscent in a smoke removal / fire suppression system of a commercial building / hi-rise. I would call the fire department and discuss my findings with them for better insight.

  16. It can be caused by a few things. Where did you measure supply air temp and discharge air temp? When I check temperatures I measure return air temperature at the thermostat and supply air temp as close to the air handler/furnace as possible. Low air flow is the main cause for higher than normal delta T. This can be caused by the fan speed being incorrect on a multi-speed fan, dirty filter, dirty coil, lack of return air etc. When a coil ices up, like the one Mark was showing, it could be due to improper refrigerant charge, sever lack of air flow due to dirty filter, dirty coil or indoor blower not working etc. Typically when a coil is iced that badly you won't have much air flow at all and, depending on where you measure discharge air temperature, it may be warm or cold. It would be comparable to trying to blow air though an ice cube. If I saw a coil iced like that I wouldn't bother checking temperatures. I'd shut the unit off and inform the owner that there is a serious problem with their AC and they need to have it serviced before running it again. You can bring back a slug of liquid which will ruin a normal recip compressor.

  18. http://www.trex.com/installationguide/ I've completed a few deck inspections for Trex. The manufacture got involved due to complaints by home owners. The inspections uncovered that the contractor did not install the deck per the instruction. It's not like throwing up pressure treated wood.

  20. Looking at the model numbers it looks like both are 3 tons (the 36 in the model number means 36,000 BTUs) although I haven't looked these up to be 100% positive. What temperature is the discharge air in the house during the day and then at night? It's hard to help without knowing exact temperatures. It may get cooler at night but still not be cooling. In 2010 R-22, the most common refrigerant for air conditioning, will be phased out for new equipment. New air conditioners will be shipped with a different refrigerant. When these are installed to an existing system the evaporator will need to be changed out as well as the copper lines going between the evaporator and the condensing unit. R-22 will still be available for another 10 years after that though. Hopefully the service technician explained this to you before he replaced the evaporator.   21. Dirty condenser, condenser fan inoperable, non-condensible's - something is wrong on the high side. When you have abnormally high head pressure you will get a hot liquid line and the breaker will be warm/hot due to the load being put on it (the compressor is working much harder than normal - drawing more amps). If you put an amp probe on it you would have seen high amp draw. A system that is overcharged can show this type of condition as well.

  24. As others have said , there is no harm in running the heating cycle in the summer. In the summer, when I first arrive at the home, I start the A/C. I do this more for me than anything else [] Save the heat for last.
