  1. I should have mentioned I only had access to the deck from outside. That aside, when the home owner told me his wife fell through one spot and he cracked boards in another, I didn't feel the risk of damaging the deck or myself was worth it. Did you notice the front most stringer is only attached to the treads.
  2. The home owner was surprised that I didn't want to walk on it. He had mentioned that his wife fell through a spot. And he cracked a couple boards in another spot.   3. While I understand your sentiments, it's our duty to observe and report. Doing this properly should cover our tails in the process. Anything less, in my opinion, is a disservice to our clients. Let them decide the importance of our findings. Your mileage may vary.
  4. Earlier in the thread, some had mentioned pictures and such for appliances. For me, I take a picture of the plate and I write the information on the back of the 'inspection agreement' that the client signs. That way if the pictures don't turn out, I still have the info written down. Early on, I was burned by the bad pictures that didn't show the model/serial numbers clearly.
  5. From the pic, there are two runs on the bottom of the panel, shouldn't those be in conduit?
  6. When pulling a fridge, be careful not to pinch the water line. I had one that was copper and came up through the floor. There was just enough room between the cabinet and the water line for the rear wheel on the fridge.

  8. Roof shingles and this algea seem to be like the chicken and the egg. High moisture is bad for shingles but the algea loves it. So are the shingles deteriorating due to the moisture or the algae? Has no scientist researched this?

  11. They both are hard and each have their own characteristics. It boils down to personal preference. Like asking which is a better color, blue or green?

  17. Thanks! The house was built in December of 1959. That is what I was thinking, but didn't want to go with an assumption. I should also mention that the home was winterized, so I was not able to test it. And the paint sealed the face plates to the walls.

  22. Can the splice occur within the panel? Thread drift... Also, can the panel contain terminated conductors? No pic, but it looks like at one time the house had an electric range and dryer, then converted them to gas. So they terminated the conductors for each (and labeled them) and replaced the 30 amp breakers with 20's for other use. I thought I have read where you can not have terminated conductors in the panel.
  23. In shower areas it is recommended to use a backer board. There are two types. One is concrete and the other is fiberous (the name escapes me).
  24. Though remediation is needed. You also need to identify the cause, and fix it. Otherwise the mold will come back.
