  1. Is there a reference as to how far a vent should stick into a chimney liner? I believe I read somewhere that it should be flush.
  2. It looks like a vinyl window for new construction with integrated j-channel built in to the frame. Nice feature. Can't say on the brand. I have installed Pella's that are similar.
  3. And shouldn't we see a flashing above it and not caulk?

  7. This house has signs of woodpeckers putting holes in the wood siding. The powder around these holes at the fascia look odd. Bird or bug?
  8. I'll be looking at a house Monday with an inward bowed horizontally cracked poured foundation. I am told it has been repaired with Kevlar carbon fiber straps. Any opinions on this type of repair?
  9. Illinois SOP forbids me from telling a client not to buy a house but they figure it out pretty quickly without me using those exact words. Body language, facial grimaces, remarks like, "the cost to try to fix this is going to be huge." etc. I have had many jobs where we never make into the house. I give an appropriate discount. They always hire me again.

  12. This panel is using a copper 1 AWG at a 200 amp main disconnect. The service entrance pipe is going to be too small for 3/0. This house does not need a 200 amp main. Will it be a problem to put 100 amp main into this 200 amp panel slot?
  13. The asphalt comp roof cover looks about 5-7 yrs old with no visible problems up top. I don't think I will get too worked up over this. I'll write the report in the morning.
  14. Assuming no one puts there foot through the roof sheathing when they're walking around, will soft delaminated plywood adversely affect the roof life or performance?
  15. What do you suppose all the switches might be for? This was part of a 2500 ft.² condo in a high-rise. All the wires come out of a gutter that I did not open.
  16. I'd say it's getting its shear strength from the siding and OSB over the studs. The veneer attachment is giving lateral stability. As long as it seems secure to the brick I'd say its OK.
  17. Structural reinforcement needed. Consult a carpenter.
  18. Take lots of pictures. Reports should be taken as a whole which has to include photos. Good picture taking is essential to a good report. A wide shot and then a good close-up of any important problems can be enlightening, and may require less narrative. A picture is worth a 1000 words, or as the Chinese say, "1001 words is better than a picture."
  19. Is it required to have a dedicated circuit breaker for 240V air conditioning. Could you share the branch circuit with, let's say, an electric heater in the house, or a 240V garage receptacle? A reference?
  20. Modified bitumen has products with different color granule finishes that look OK. Or an asphalt shingled roof over a complete ice and water shield underlayment. There must be ridge vent designs that are wind /waterproof.
