  1. For decades kitchen stoves had standing pilots installed, how many people died from that? And as mentioned the flue should be fixed open.

I have seen mineral deposits at the base of the drain pipes attached to the TPR Valves in areas known for high mineral content in the water, usually a private well or a municipal source from deep wells. I will call it out as a leak or bad valve. It would lead one to think that if the minerals are making it to the base of the drain pipe then they are not obstructing the valve. I have also heard that the intermittent leaks at the valve are due to small increases in pressure from expansion and is cured with an expansion tank.
  6. If you screw it up you'll just be paying somone else to fix it. How do you know that you are going to remove enough of the radon? I've seen homeowner installs and they never measure up.
  7. But where is the outlet in these other tanks, how are they empty with no pumps, considering the fact that the system had water introduced. Important to know, is the house vacant or occupied? The interior of the first tank has to be looked into. Maybe it's leaking, could be broken pipes, number of things. Might want to bring in a camera to go into the system too.
  8. I agree. It could float like a boat on the water if the water table rises and exerts enough pressure on the tank when it's empty. All depends on the soil profile and where how high the water table gets at its highest point. Ask for the plans if your inspecting it yourself. If a septic company is doing the inspection they shoule review the plans at the municipality, if they exist.

  12. I had an inspection yesterday and the buyer had had an electricain in the house prior to do his own inspection. He supplied the buyer with a report and an proposal. The proposal, dated 3/2/2011 says that the work performed will meet the guidlines of the 2008 NEC. Not right yes? Should be the 2011 NEC.

  14. I will do them. I have a paragraph in my contract that expains that I do not do them for free and state a start fee that can go up. In my reports I have more paragraphs that state fees, a limited number of items that will be looked at and that I will not inspect any repairs not documented by reciepts from the license carrying contractor that did the repairs. Anything written has additional costs. I may get one call a year for a reisnpect. I believe they are more PR than money makers.
  15. Neal, Picture is decieving, that's larger wires going straight out the side of the main panel, it feeds another sub panel. My recommendation to the buyer was to remove all this and upgrade the service and panel thus consolidating everything.

  17. I had a 30 amp sub panel next to the main panel, 100 amp se cable. The sub is wired directly to the se lugs. Not a homeowner job, older install and the sub appears to be to the boiler. Is this or was this allowed? Click to Enlarge 58.46 KB
  18. Probably not mit system, but it sounds cool. Looks like odor removal.
  19. If the house has high radon in the water it may be a way to remove the aerosolizeded irradiated water after each flush. Radon in water is hazardous if you inhale the mist from showering, etc.
  20. Here is something that I have heard about the pushmatics, may be far fetched but is possible. Amateurs will connect wires to the screws that secure the breakers when the breaker screws are all used, thus no overcurrent protection.
  21. I tell my clients to install gfci's wherever they are needed now in spite of how old the house is, why not. They're cheap and effective. In a few years we will all be saying the same thing about Arc Fault breakers.
  22. Fire exting. in the kitchens in NJ also. In my town you need GFCI's or no CCO, along with other things as in proper railings, no broken glass, debris on property, stair riser heights, etc. Depends on the municipality. In an adjoining town a fire inspector walked through ridiculous entry door (about 4 1/2 feet high) down a ridiculous set of stairs ( no rails, open risers and sittiing on bare soil) and pointed out the need for a smoke detector above a clothes dryer. Not so tough.
  23. The house has a private well with filtration and softener, would that suffice as a filter, understanding the unit would still need a to be flushed.
  24. What about the cords draping into the sink? I would tell them to move it to avoid that problem, gfci or not.
