  1. If the block in the foundation is not capped then you can't treat it as the chemicals will rise up out of the top of the block wall and you will inhale them. The bate systems are best used to monitor large or ongoing infestations. Why treat the house if you don't need to? Have the treatment company come to the site and follow them during the inspection so that they can show you any new evidence of termites.
  2. It needs to be specific to your state if that state requires a PIA. In NJ & NY they list for you certain items that it must contain. NY even tells you what font size to use, no fine print. I performed an inspection several years ago for a client who was a law school buddy of the attorney that I had paid a lot of money to review and revise my PIA. When he read it he said he was not happy with some areas of the contract but would sign it regardless. I assured him that if we all did our jobs it would be just fine. The people who write the contracts are likely the most proficient at deconstructing the same.
  3. It hit 70 in Bergen County, NJ today.
  4. The tank was almost full, some other problem later determined by the boiler mechanic. No additive, frozen vent, etc. I never heard what the problem turned out out to be.
  5. Temps here in Central Jersey at Solstice-52 farenheit. Up to 60 plus tomorrow. Go figure. Merry Christmas to all!!
  6. Colder inside. This is what happens when an unattended and vacant buidling doesn't get oil to the boiler.   12. I also see an open J Box in the first pic. Open knockout in the sub panel enclosure and opening in the wall above the sub panel in the second pic.
  13. A steam heating boiler is only running 1-3 psi. The pressure doesn't seem like an issue. Changes in temps may have an effect.
  14. I wonder if the wrench was open on the other end. And the wrench is likely worth more than that s----y flex line.

  16. Nope they are not endorsed by ASHI. Scott, The sales person mentioned that it was in one of the newsletters and lots of ASHI members were taking advantage of their service. I don't recall seeing anything.
  17. They told me it was $30 a month to join then $12-18 per referral. You need to tell them how many referrals you are willing to take per month. The three in that industry with the greatest number of wanted referrals are the companies that they give out. So if you will take up to 100 leads a month and three other companies will take 101 your s*** out of luck. I am not interested as a friend of mine, a contractor, was in Service Magic for a while and got nothing from it but aggravation.
  18. Thanks. I argued with the sales guy for 20 min. about how many calls I get a week from people like him who all claim that they are different than the other guys. Right after I finally hung up on him I got a call from a woman with a mid eastern accent who wanted me to join a home inspectors search site. The best line from these guys is when they ask if I can use more inspections to which I reply "Sure, when do you want to schedule your inspection?"
  19. Has anyone heard of a web site called homeadvisor.com? Apparently they have some type of ASHI endorsement. Inspectors pay to get on the site and then pay for referrals.

  21. A swale in the front directed to the sides and rear of the house, or a curtain drain ("french drain") several feet away from the front of the house with the buried pipes pitched toward the sides and down the slope away from the house.
  22. If you cut a branch in the wrong place the wound will start to bud and send out a lot of weak growth. It is a reaction to a perceived problem in the tree, such as a disease or damage. The plant wants to produce more seeds to offset its impending doom. With fruit trees you want that type of growth so that you get lots of buds, flowers and subsequent fruit. A hardwood shade tree is a different situation. Same with a rose bush, berries, etc.
  23. I disagree. Topping is a bad horticultural practice and promotes weak advantitious growth. It is better to elevate, remove lower limbs to several feet above the roof, and remove and dead or dying limbs. Have the tree guys come back every few years and maintain the trees. I worked around plants, landscapes and trees for a lot of years.
