  2. I've always just looked at the model number and anything close to a number somewhere in the middle of that number that's dividable by 12 is the tonnage. I'm sure there's a unit out there somewhere that doesn't follow that rule, but I haven't seen one in the 3 units I've seen this year. . . the 20 units I've seen in the last 14 years.

  4. I've had an Xtend n Climb for probably 6 or 7 years. No problems. Had a latch stick once or twice (probably thousands of cycles) but learned a few tricks to deal with it.

  6. The OP placed this question in the 203k Forum. Mistake or intentional? If you're asking about 203k fees, the fee schedule is already published and based on cost of renovation.

  8. Drain only connects and drains the pan, not the T&P. The T & P discharges directly in to the pan. Good solution, I thought.
  9. . . . .and why? Other than maybe not being an "approved" location, I can't see where there would be a problem. It's a drain from a water heater pan in the adjacent closet. The place was originally constructed with no provision to catch the T&P valve or a water heater pan. This was a good upgrade. . . I think. Click to Enlarge 28.94 KB
  10. I"m seeing the completely uneven mortar cap. Then there's the obvious bad flashing. What're the green tube things on the roof deck on either side of the chimney?
  11. I will be potentially looking at a brick foundation in an old house; but I have not been there nor seen any photos. Supposedly, the mortar is pretty shot. Is this a structural concern? What's the fix? Does normal re-pointing solve anything?
  12. Due to the stack effect, smells from the attic won't get pulled in to the bedroom unless something really big and drastic is sucking the air down in to the room. I wouldn't spend a lot of time up there unless you're looking for water damage from the roof leak. I'm thinking soiled floors; urine or dander soaked in to the flooring and/or baseboards?
  13. Looks cold there! Yes, I'm also curious how they fabricated those pieces. All I keep thinking is the same type of extrusion machine they use to roll out continuous aluminum gutters.

  15. I installed an Aldes fan to provide continuous whole-house ventilation with additional switches in the bathroom to boost the fan when the bathroom were in use. I believe the fan served 4 house ports with 2 ports for each bathroom. The fan was installed in the attic and ran 24/7 for 5 years until we sold the house. Never a problem. Never heard it. Six years ago when I called and shopped Aldes, they provided a complimentary analysis by a mechanical engineer from their firm that reviewed my plans and told me what I needed. I don't know if they offer that service today.

  17. I'm trying to get more (free) storage space on my SugarSync account and referring "friends" helps achieve this. If you're not familiar, SugarSync is a syncing application that always keeps your computers (and mobile devices) always in sync with one another. I can post up at a coffee shop, fire the laptop, start an inspection report, and by the time I get back to the home office the report is synced to the desktop where I can finish. It also syncs all my photos, videos, etc. The only limit is how much storage space I pay for. It also serves basically as an offsite data backup system.   18. I'm not registering the differences between bonding CSST vs. bonding any metal gas pipe system. If I have a combo rigid pipe gas line AND CSST, should I see 2 bonding conductors? I know I'm probably missing something obvious here but I can' find it. . . .

  20. Why would they want to cull the list? Isn't it to their benefit, and the benefit of the public, to have a large list? From my perspective and experiences, the 203k program is far at the bottom on anyone's list at HUD. The program is outdated and meaningful updates or revisions haven't been made in years. The director for HUD is only an *acting* Director and I believe is one of those positions yet to be fulfilled by the Obama administration due to political divisiveness and none of his nominations are getting approved--or something like that. Someone at FHA is making an attempt at doing some housekeeping. This is only the 2nd time I can recall in thirteen years that I've had to substantiate or "prove" my status. There is no oversight or means of validating the quality or integrity of Consultants. And, believe me, there needs to be.

In typical govt. fashion, the feds have redacted that letter saying that they're essentially needing to re-think the logic of requiring all Consultants to provide proof of home inspector licensing. Reasons for dropping the requirement: 1. Not all Consultants (or home inspectors) are required to be licensed home inspectors because there are exemptions for other professionals which allow them to practice inspection in their state, e.g. architects and engineers. 2. There may be education or apprenticeship requirements which can't be met prior to the 01.01.12 deadline. 3. There are many things a Consultant can do that don't required licensing: conduct a Feasibility Study, preparation of the Architectural Exhibit package, conduct a Plan Review, and conduct Draw inspections to name a few.   23. No way. Not in a million years say I. Perhaps the water came up through the slab near the bottom of the chimney? But that doesn't explain the timing of the blue tarp placement and the water stopping. But to that I say those two events were merely a coincidence.

The installers also do not read the instructions for roofing, engineered lumber, trusses, garbage disposers, garage door openers, water heaters, windows, weather resistant barriers, vent free or vented appliances and joist hangers. My incredulity stopped being incredulity and moved to completely jaded about three years ago. I guess I like to highlight the HVAC because the manual is usually right there--on the furnace. When I write this issue in the report, I'll usually say, "Provide combustion air for the furnace just like the picture shows in the manual hanging right on the furnace." I wonder if anyone gets the point. . .
