  1. I've always been able to tell CA by picking one of them up and checkng the thorax for the Harley Davidson gas tank profile.

  3. I appreciated the presentation if for nothing else than to get to play with and IR camera for 2 or 3 hours. They hand each participant a camera and ran us through various excersises: find the cold spots they intentionally set up in the lobby, use different settings on the camera to find different things etc.. I'd recommend it.
  4. At a mobile home inspection, I saw a 200-amp Zinsco brand main breaker switch at the exterior utility feed. Are Zinsco main breakers equally as problematic as the smaller breakers? Click to Enlarge 49.56 KB

  9. Yes, good question. I obviously forgot that part. . . . He mentioned any home built 1980 and before. He didn't mention a stat (nor did I think to ask him) for homes post 1980.
  10. I mention it all the time--simple autotext entry. I was on site when an environmental scientist was taking samples of the acoustic ceiling to have it tested at his lab. He stated there's an 80% chance that acoustical ceilings in our region contain asbestos. I don't have reason to doubt him so I use those numbers in the report.
  11. The reason the K is so popular right now is because of the all the foreclosures, short sales, and dilapidated houses on the market. This, along with tougher lending guidelines makes the K a very appealing and do-able option. I wonder how those homes in your area will get sold otherwise?
  12. I'd start with letting your local lenders know that you're a 203k Consultant--just some simple, no B.S., informational kind of flyer or even biz card. For the most part, a loan officer is just happy to find an active Consultant--you should check and see how many Consultants are in your area. Of course, you want to talk to the lenders that are doing the 203k. Many lenders will do the Streamline K but not the Full K. The lenders that do the full K are much fewer in numbers. In the meantime, get to work on the docs and forms you'll need to prepare. I wouldn't buy software, MS Word and Excel do pretty well, although I wish I knew how to work Filemaker Pro because it seems like it would work better. There's still a lot of manual redundant inputting I have to do. Someone much more knowledgeable with macros in MS might be able to make a more efficient and streamlined document package. When I've been contacted by a new loan officer whose bank I haven't yet worked with, I'll ask to see what sort of package of documents the underwriters are expecting to see. Usually, the L.O. will have a sample package that's been provided to him/her. For the most part the forms are the same, but a lender migh have a different twist on it.
  13. On the one's I've been able to open up and look, the insulation is soaking wet. One had the phone system shorted out. Because of salt within the brick veneer? Marc Well, apparently if that much moisture truly is saturating the masonry, then the probabliity of it getting through the WRB is that much higher.

  16. Does anyone know the law about charging a higher fee if a credit card is used? Remember at the gas pump, cash was one price and credit card was a higher price? I've since heard that form of pricing is illegal but it's only been hearsay.
  17. Looks almost like some sort of casting plaster. Maybe the dude was in to special effects (casting molds and such for masks, prosthetics, etc.)

  19. I haven't even looked at it but the notion that an App is the solution to everything is pretty sad. Are we that lazy? Boy, to think that a home inspection report would be reduced to something as skeletal as an app is scary.

  21. I would have thought water supply to a laundry facility also. Why else would there be a trap that close to the outside edge of the crawl space unless it was catching water from a washer box? I can't say that you may ever find a good reason for why that is like that.

  23. This home is situated in a suburb of Seattle built post WWII. The homes are very simple boxes sitting on slabs and constructed of concrete block. Almost everyone of these homes I've inspected has moisture troubles from the slab and walls leaching too much moisture which ends up in mold and moisture problems at the interior. I have a buyer who is ready to do a rehab. project on this particular home. http://www.redfin.com/WA/Mountlake-Terr ... me/2742560 It's easy to see in the photos some of the mold growth and damaged and removed drywall. I have some ideas on how to get this home dry but wanted to throw it out to y'all to get some other thoughts and ideas. Whaddya think?
  24. I can have one up tonight if the want is there. Just tell me to pull the trigger. I was thinking of creating a category here on TIJ. Do you have administrative control to do that or are you talking about creating a whole other site? There are already a few very poorly attended 203k discussion sites I've come across. Given the small amount of folks interested here, it seems easiest to just add a category here. I don't think there's enough of us to populate a stand-alone site. I could be wrong.
  25. Yea, I don't have any tips on the application part as its been 13 years since I did mine. I have no clue what I sent! Suffice to say, as you all know, the application lands on some bureaucrat's desk and all bets are off on what will happen. Common sense and intelligence aren't pre-requisites for reviewing applicaions and paperwork for the feds. Regarding 203k stuff, there really isn't a good discussion forum that I've found on the web. It might be nice to create a 203k forum category here and if any or all you guys get going, it be good to have a place to kvetch. It could become pretty well utilized. . . maybe not.
