  3. Ran into this today. Detached garage with a 30 amp feed from the house panel. Four wire and a grounding electrode with neutrals and grounds separated with the ground bar bonded to the panel. Is it right? Click to Enlarge 45.93 KB
  4. That vacuum cleaner has been lonely for a long long time.
  5. The trick is to get a long lanyard that'll go around your neck while allowing the camera in the holster. Really cuts down on camera damage from drops and makes it easy to grab for a quick draw. Then take your camera to a local leather guy and have him make one big enough to hold the camera and lanyard when not in use. A good belt clip for ease of on and off the belt. The magnetic snap opens when I pull on the lanyard. I guess you could use velcro but more effort to open. Going on several years now. One of these days I might even polish it up a little but crawl spaces tend to degrade the polish pretty quick.   7. Compressor number not readable. Indoor equipment was 1994. It's old. Be ready to replace it anytime.
  8. Thanks Rob. It's an older house so that doesn't help with the age. I'm leaning towards early 90s but the seller insists it's only 16 years old.

  10. I've seen a few Zipsystem Roof sheathing installations. Like most, follow manufacturer's instructions it seems to work well. But there were several issues where the manufacturer's instructions weren't followed until it was pointed out to them during the pre-roofing inspection. Haven't seen much on the walls.
  11. Realized today when reading Kurt's stuff about kick out flashing that I never updated the results of this new construction inspection. Went back a month later for a reinspection. The stone installer said the original installation was by Kentucky Code as they don't follow the national code and apparently had never heard of the MVMA. The builders solution was this. The buyer's agent said they could find a builder that was a little more cooperative on fixes. He walked and a couple of months later found a much better built new construction house a block away (*with no AMSV). When I was by there a month or so ago, the house still had the stone and was still on the market. Go figure.

  16. As I read somewhere, We dig a round hole, call it a well and expect it to be wet. We dig a square hole, call it a basement and expect it to stay dry.
  17. Builder was just to cheap to excavate the whole crawl space to the same depth. Dug the trenches for the footers and left it at that!
  18. Nah, you don't Kurt. Brandon looks at that kind of stuff in his day job, gas utility guy or something like that, not the home inspection side. Sometimes questions bleed over.

  24. Me thinks someone led someone else down the garden path knowing this was going to happen. I'll cheer for Nick and iNachi because that's what is best for the industry as a whole.
