  1. I've done that more than a few times. Unfortunately, this was found at the last of the inspection. I'd already done the outside, both floors, roof, attic and utilities. Should have (and probably will in the future) look closer at back walls like that before it's gone too far.
  2. Doesn't really matter. The deal was dead within a minute of showing it to the client and her agent. The listing agent seemed to think she could have someone fix it easily without tear off. Client, her agent and I didn't spend much time arguing with her. Just walked away.
  3. I couldn't think of another way than to rip it off and start over either.
  4. For my learning knowledge, not the report. It's already been sent. Two story on a poured wall basement with a poured wall a couple of feet high and then a knee wall at the back of the basement. I see some water stains at the bottom of the knee wall and lift a bit of insulation to see what's going on. A bit of water damage so I then remove most of the insulation to expose the extent of the damage. It was pretty bad. Sheathing so rotten I could stick my finger through it to the brick veneer. Studs rotted away so I could put my hand between the stud and where the sheathing was supposed to be. Sill plate you could push your finger into. Yes, a water resistant barrier was installed behind the vinyl above this area. Obviously, a fault in the wall covering and flashing above. QUESTION: How the heck do you fix rotted sheathing, studs and sill plate behind a brick veneer?   7. What's within reach of the other end of the hose. Obviously, it's either taking water out of the downspout or putting it in. As it's not going to catch much water just being shoved into the downspout, my bet would be on the window unit condensate drain if a window is within reach.
  8. They don't blow well. If you don't like how well they blow. Replace them.

It's a nice historical facility but it's much more important to know I'm going to have a good instructor than it is to know about the room I'm going to be sitting in.   14. That's an OLD sucker. A few years ago I ran into one from the 50's or so that was a complete kitchen unit in one package, designed for campers and small trailers. Stove and sink on top, refrigerator and cupboard underneath. Tiny thing.

Around here they: kill power to the meter at the transformer, disconnect the wire at the meter, Cut the conduit short, install a slip coupling and replacement conduit, reconnect the wires, turn on the power at the transformer, and collect a few hundred dollars. So Scott, what did they say when you pointed out that it was there when they bought it?
  21. Talk to the boys in Texas with their having to use the Texas Real Estate Commission mandated report. If I remember right they have to use the form but can then expand on it just about any way they want.

According to one of the plant managers here in Lexington, KY (whom I happened to run into at an inspection), the Trilliant line was an attempt at making their boxes "more attractive to housewives" back in the early 90s. Didn't go over very well so they went back to the "large metallic box". I see several of them each year in house built around that time. Just had one last week. And yes, getting them back on can be a pain in the ass. But, other being obsolete and hard to get parts for, there's nothing inherently wrong with them. Click to Enlarge 26.42 KB
  23. The furnace sucks combustion air from the vented crawl space (which then draws more air in through the vents. The combustion air gets spit back outside the crawl space. I doubt there is that much of a big deal about it. A lot of them are installed IN the house drawing combustion air from inside the house too.
  24. Yeah, I have. It's just plumbing by someone who didn't know what they were doing. See that kind of "didn't know what they were doing" on a daily basis.
  25. So, should you bother changing the blackened wire?
