    Nordyne ages

I'd go with November 2001 for the furnace and February 2002 for the AC. The TIJ Furnace age chart isn't real clear on it. Neither is the NACBI Chart: http://www.buildingcenter.org/nordyne If it's critical, contact Nordyne and ask: http://nordyneu.com/ContactUs/IndexRedirect

  3. You can spend a crap load of money trying to isolate the problem. I'd Move On!
  4. Yeah, and a sledge hammer into some of the walls to see what's back there, just like Mike Holmes does.
  5. I disagree Steven re the primary point of failure but certainly agree that the kickout flashing can be installed without ripping everything off. However, the worst of the leaking (were the subfloor is water damaged the most) is at the far side of the veneer, by the door. I doubt that the missing kickout flashing would have helped that far away. There should be two WRB but the way it's installed, you can't see behind it to determine what's going on back there. How would you determine how many WRB are present?
  6. Ah well, the buyer is happier than hell that it was found when it was still the builder's responsibility. That's all I care about.
  7. I don't do aesthetics either Jim. My wife assures me I have no taste. But I think the builder will direct his expletives (and likely his costs) in the right direction, the installer.
  8. Someone goofed the installation of the adhered stone masonry veneer. Yes, brand spanking, never been lived in, new house with water stained structural framing and water rotted subfloor at the stone veneer front. Anyone know of a way to fix it without ripping it off? Didn't think you were supposed to weave the thicker shingles?
  11. Scott, you gotta listen when the wife wants porch furniture. There is always a way!
  12. See this a lot in northern Kentucky. Sometimes it's fastened to the pipe, sometimes not. At least you don't have to worry about the ground settling out from under it.

    Like this?

Actually Chris, that is a eeb Pee Trap!
  14. Sometimes the right solution IS a bulldozer! Be curious to hear what the manufacturer would say about this one.
  15. Hey, where would we be without a lintel humor? If you can't have a little fun, usually at someone else's expense, why bother living.
  16. When you're posting pictures like this, it would help if you would give us a distant shot and then a close up so we can better see the totality of the issue. Kind of like these where the brick expansion had pushed the corner CMU out of place. Click to Enlarge 47.52 KB Click to Enlarge 51.43 KB
  17. You betcha, Morgan but we got to wear shoes when it snowed. Couldn't afford socks but we had the shoes.
  18. Bus ride to school? No such luck here. Of course, it was only about 1 1/2 miles, maybe 2 at the most. City stuff just didn't happen out in the northwest corner of Nebraska. In bad weather, if Paul Harvey came on the radio before the "No School" announcement, we had school that day and better start walking or we'd be late.
  19. Nothing. It's just unusual.

    DW drain ?

Didn't look at the vent pipe. A glance at it made me think it was a pipe going up into the house. Now I see it ends there. That would be an issue of escaping sewer gas.
  21. Yes.
  22. Interesting. Didn't know water heaters needed condensate removal. Am I missing something or is that because of the new heat pump technology? It's a positive that consumers will need installers, instead of do it yourself? Not sure how I feel about that one. ================== Q: What does this all mean to the wholesaler and installer? A: The implications are many for the wholesaler and installer. With the size and weight of products likely changing, costs, transportation, storage, and installation will all be affected. The new technologies will require additional product and installation training, and when on the job, new space, venting and condensate removal requirements may exist. On the positive side, when products become more complex, it is less likely that they will be purchased and installed by the do-it-yourself consumer. Therefore, a potential impact of the 2015 water heater changes will be an increase in the share sold through wholesale distribution, thereby, increasing installer opportunities. ===================

    DW drain ?

If it's a modern dishwasher with a built in high loop, I don't see a problem with it. Discharges to the drain through a trap so sewer gases won't be coming into the house. I'd like to see a more consistent slope but it IS a pumped line, not a gravity drain. What is YOUR issue with it?
