  1. Didn't realize the board was that active. I see it's already been looked at 21 times. ================ The electrical system is a three phase 200 Amp electrical service with overhead conductors. The system, while it makes the lights come on and the fans go around, etc, is an unsafe mess. Problems include: ? The mast for the service entrance conductors has pulled one of the bracing cables loose and is leaning. ? Some of the insulation on the service entrance conductors at the weather head is cracked and deteriorated. ? The panel at the back hallway is an old outdated fuse box instead of a breaker box (some insurance companies won't insure this type of distribution panel, make sure yours will) ? There are several lugs designed to hold one wire that are double lugged with two wires. ? Aluminum and copper wiring together under the same lugs. ? Wires hanging loose in the box. ? Ground wires and neutral wires on the same bus bar in sub panels (neutrals not isolated from box) ? Wires entering box without strain relief clamp or bushing to protect the wire from the sharp edge of the box. ? Extension cords being used as permanent wiring. ? Some electrical receptacles have been painted over so many times I couldn't get my tester plugged into them. Access to the panel on the inside wall of the storage / prep room was blocked by equipment and storage. I was unable to inspect this panel. I could go into more detail but you get the idea. The system is a mess that needs repair and updating. Consult a qualified electrician, familiar with three phase services, and repair/ replace as you and he agree would be best. It won't be cheap.

  3. Something I learned running a shovel on the mud tub of a water well drilling rig out in northwest Nebraska when the wind chill was down around -60 degrees. Keep your head warm. When you head gets cold, your body starts shutting down blood flow to those non-essential areas like fingers and toes.

  7. Ah jeez, I miss Walter's contributions to this board and his columns. After I read my first one, I was hooked. I'd drive clear across Lexington just to pick up the Nashville Scene, read his column and then throw away the rest. A story teller like none other.

  9. Multi-family is usually in the scope of the IBC which says: 406.1.3 Garages and carports. Carports shall be open on at least two sides. Carport floor surfaces shall be of approved noncombustible material. Carports not open on at least two sides shall be considered a garage and shall comply with the provisions of this section for garages. Exception: Asphalt surfaces shall be permitted at ground level in carports. The area of floor used for parking of automobiles or other vehicles shall be sloped to facilitate the movement of liquids to a drain or toward the main vehicle entry doorway.   10. Given the condition of the inside of the panels, I'd just brush and repaint the covers.
  11. I backed up your site already and put webmaster tools on your old site to check the status. I also looked into some of the other issues mainly the duplicate content problems and all those broken links. All the content needs to go through copyscape... Not sure what you mean about the duplicate content problems. I thought we were just going to skip the links stuff. Yes, but it's a pain in the ass to get to and change. I guess that's how they keep you paying. It's been a long time since I made any changes there. I'll probably start over with a new album. It does now. Is it ever? Whatever you think is best. That's why you get the big bucks! I was told Mike is always right, so yes!

  14. FYI: I use Faststone Photo Resizer's Advanced Options Add Text to put those on. Dang, I thought I shrunk them quite a bit after Kurt pointed out how big they were earlier this summer. Was putting tags on something else that needed big and forgot to change the font back until Kurt kindly pointed it out. Perhaps I'll switch now to something like this, or not.   19. To clarify, I wasn't advocating that home inspectors should pop the top but if a home owner wants to look, that's the easiest way to look. Same around here, Kurt. Though I quite often find the outside corner posts lapped the wrong direction letting water run down inside the vinyl.

  21. Might want to check into America's Call Center. If I remember right, it's $200 a month plus $20 for each booked inspection. For me, that's about $800 - $1,000 a month but it would take a big load off of me. With your situation, bet they'd fill your schedule full with a lot less hassle for you. They ONLY serve Home Inspectors. Giving it some thought myself as I'm not able to answer all the calls and sometimes not even get to the voice mails timely. I know some guys who already use them and they are very happy. Talked with one of their reps. Very knowledgeable about the inspection industry and oh so smooth when doing demonstration calls overcoming objections about pricing. But then, I wouldn't be able to hassle those telemarketers when I have time to! A a bright spot in my day for a couple of minutes once or twice a week.

    It's a wonderful day when you wake up in the morning. Enjoy it because you don't know if you will tomorrow. So sorry to hear this. Enjoyed his participation here.
