  2. Do you have a make, model and manufacture of the panel Marc? I tried to save the pic to desktop and zoom in but the file is to small. Is there a chance the bonding jumper is molded in somewhere unseen?

  4. I heard from a very large apartment complex maintenance manager this week that their is a loop hole in the law and they just can not sell pre-charged R-22 units. He indicated that two companies are currently offering units charged with nitrogen and you charge it with R-22 on-site. Which two companies would those be? First I've heard of something like that. So it's a R-410a system that has a holding charge of Nitrogen but you can just drop R-22 in? Or is it an older R-22 system that has a holding charge of Nitrogen just waiting for R-22? I don't think any reputable manufacture would still manufacture a R-22 system but ship it with a holding charge of Nitrogen (unless of course it's Goodman). Perhaps their moving old stock out the back door after dark? Just like Robert Mitchum in Thunder Alley - running a truck load of R-22 condensing units, down a country road, after midnight. They call 'em Freon Joe.
  5. As of 2010 you can not buy a new R-22 condensing unit, only R410a. If at all possible replace the line set. You should replace the evaporator and expansion device to match the new condensing unit as well.

Tis no biggie though as the meaning is clear.
  9. © James Katen. All rights reserved. Did you really apply for a copyright? In the crawlspace, some of the support posts & piers are well installed and some are poorly installed. I've never heard of something being "well installed". Could be a regional thing I guess.
  10. Did the listing agent get to choose the repair company? I wouldn't loose sleep over it Mike - looks like most pos units that haven't had maintenance in decades. A car with four flat tires can still move forward although I wouldn't recommend (or is that consider) driving it. Here's my report - have a nice day.
  11. That is precisely why I modeled my report after his. I also prefer 'qualified' over 'licensed', but I place that recommendation at the begining of my report. Some things that I feel strongly about will include a specific recommendation for who I think should fix them, including things that I think are, or should be, DIY. I typically recommend that installing or replacing smoke and CO detectors be the very first DIY project they do. Notice how many times I used 'recommend'[:-graduat Consider reducing use of the word recommend... [:-dev3] That's funny Mike.
  12. It is about you and your opinion though - that's what your client hired you for, your opinion. It's the same as seeing a doctor, lawyer or auto mechanic. Tell me what needs to be done.
  13. Great example. I always use "I recommend". The intent of the wording is clear where as 'consider" is more of a open ended statement leaving doubt as to direction. Consider leaves wiggle room.

  16. Yup. They have a nice format for informing clients about possible recalls and, being such, I thought it was an added benefit to doing business with our company however they crossed the line. It is a pretty slick marketing scheme though - get the home inspector to pay for the service, gold-mine his clients email address then go direct to the client to up-sell. Very good. Clever you. It reminds me of Brinks shenanigans when they were romancing home inspectors to be their sales force for their security systems. When your doing your home inspection hawk our security system and if it turns into a sale we will give you a kickback. Umm....... sorry, you'll have to pay someone to cold call. What a scam.
  17. Actually, I don't see why you're upset. Marc Because: 1. I never gave them permission to contact my client. 2. My client may not want the spam and may be upset that I gave out their email address without permission. 3. I don't want them gold-mining off my work. If you want customers hire someone to cold call.

  24. That's interesting Mike. It's an added level of protection but it still isn't grounded. I'm not sure why they would find an ungrounded, 3-prong outlet, unacceptable but a 3-prong GFCI outlet acceptable. To take it one step further why not wire a whole home with 2 conductor wire and just put GFCI outlets throughout the home.
