  3. Amen!! We really do have a nanny society when folks are so dependent on others to tell them about common sense problems! I agree. I have often taken flak for voicing my opinion regarding "saving the world". There are many inspectors that try to do just that, Usually the new ones. oh ya, my opinion is we can't save the world or report everything. Manage expectations.
  4. I agree they should be quite ridged, but they still give me pause when mostly freestanding. I had a door installed at my own house and had a hard time with the two pin and epoxy installation. Been a year and no problems. I do think of Alfred H and Janet L whenever around showers 'tho.

  6. Amy, Was it real stucco or an insulated exterior call covering; known as EIFS or Dryvit or etc? There are nationally recognized experts on this forum for either material. The process of helping you is really simple for qualified people. It can not be done on this forum, but we sure can help direct you to qualified people. Your question has been seen by the best in the nation. Geography has a lot to do with finding the best person. Keep us posted.
  7. You will not have a mold free house. I use an ultra-violet light and media filter with good results. If your house is making you sick and you have done typical measures, it may be time to move.
  8. Another concern with DDT was the overuse. Yes it was fogged by the thousands of gallons over millions of areas in metro areas for mosquito control. My Uncle would buy train tanker car loads of it and repackage it in brown gallon jugs, label it and sell it all over Michigan. It remains toxic for nearly "ever". Nasty stuff and as with all chemicals has a defined purpose that is sometimes not followed.

  10. We do have a little problem with streaking brown staining. Generally we use a peroxide base. Erby, there are those that do not know how to read this silliness and there are those that would be critical.
  11. jacket, skin, sheet metal, it is missing something! I seem to recall sand being loaded on the top of the jacket(s). not unusual for a cat to excavate in that warm sand for suitable area for relief. A precursor to Glade plug-ins.

Ben, a chain ran around the wheel and open and closed the damper/door. look for two holes in floor; one on each side. often the control was further off floor mounted on casing. the other components can be found in the basement usually on the joist - small pressed pulleys and an eye hook to fasten them.
  17. I need a code reference for poured concrete wall exterior insulation. Ext foam 2". How do you treat the seams and what is an acceptable method of fastening material to wall? My discussion is regarding physical deterioration and protection, photo chem deterioration and how to seam/join to eifs. anything will help. thanks
  18. Does not look like a globe valve. sure seems like a common stem seat water valve. maybe a little on the robust side.
  19. We see 10-12 "grow operations" every week in this area. It is legal to grow. I have seen 40' x 60' pole barns with 4" foam insulation (100%) and enough lights for downtown Denver! Also, anecdotally, seen dozens of potential buyers walk when they see the evidence of past use of the building or room. I am not passing judgment, just wondering why an inspector would or would not mention it? I am working on one of my rental houses that has been used for growing pot. There is enough scrap/residue for an enjoyable few days. Do I just vacuum it up? or should I have the ductwork cleaned?

  21. We are getting close. There is an issue with pot and inspections. How do you report the growing, residue, pain and strain on utilities, etc.? I am curious. OTH how do you report a wine cooler or case of Jack Daniels?

I have done a fair amount of work on fastener issues and have learned that the term "drywall" screw is quite vague. in fact my work has found most screws described as drywall screws are not, especially when used for something different than fastening gypsum board. Fastening cabinets with a general purpose course thread brittle screw is not going to win you a prize. I have seen cabinets fastened with course thread black screws pulling away from wall. I suppose I have seen thousands of cabinets fastened that way that are still doing just fine 'tho. I write it when I know it. Denny, you built your cabinets and likely they are well built and fastened according to the framework.

  25. Eric, Thanks for reply. That is one thing about you that I really respect! I agree about the caliber of inspectors in the field. You and I disagree about how to raise the level. I don't think anyone can fault your intention. I can still feel the sting from the "caliber" of education in the 1990's and early 2000's. I sat with your education committee for many years and am fully aware of the trials of filling the hours.
