  1. At some point, the interior heat needed to operate the defrost (by switching into AC mode) will exceed the heat brought into the house during heat mode.

  6. Asbestos becomes harmful when it becomes airborne as fibers and gets in your lungs. Touching it ain't going to hurt you. I'm not aware of any products that are asbestos but a lot of stuff contains it. It's still in may things now, but much less because its presence in products is regulated. Relax, relax, relax.
  7. That's how it would look even if the parquet had been free of active mold growth, but since there's a history of mold issues, I'd get a mold remediation contractor out there to confirm that the mold issue is gone before you put down new floor finish. Just to be sure.

  10. This morning's inspection has multiwire circuits fed by single Bryant breakers that had two handles but no handle tie. Does anyone know if this breaker will open both poles upon overload of either pole or does it need a handle tie. '85 build. Haven't seen this before.
  11. It is. What you're seeing is some custom arrangement someone dreamed up, for whatever reason. Call it 'secondary backup'. As long as the set points for the two thermostat aren't too close, I don't see an issue.
  12. Check that the reversing valve is still installed. Some AC guys remove it if it gives trouble, instead of fixing it. The lower limit for heat mode operation varies with the manufacturer, so if only the back-up comes on, you can check with the manufacturer on that. Report the backup fuel source, delta temps, dirty coils, filters, etc. Nothing much to it beyond an AC.
  13. It's possible that the exterior wall of the house and the adjacent columns were both carrying the same load, thus making them redundant. Only closer examination will tell for sure.
  14. I feel sorry for future home inspectors, becoming confronted by things within lavatory cabinet that are plugged into receptacles, as well as other strange things in houses of the future, trying to figure out what the dickens is going on.
  15. The potentials between copper and stainless is about half that between copper and iron. Still, what I've seen on the net discourages such direct connections. What interesting is that the copper erodes when joined to stainless. When joined to iron, the iron is the one that erodes.
  16. Table 310.15(B)(6) of the NEC specifies #2 aluminum as adequate for a 100 amp service in residential.

  18. Ya know, it might be that an original capacitor-start motor was replaced with an ECM motor. ECMs don't use capacitors, they're 'electronically commutated', if that makes any sense. If that were true, the control circuitry would need to be replaced also.
  19. I don't recall ever seeing a blower with other than a capacitor-start motor. That unconnected capacitor is a mystery to me.

  22. I suspect an underlying issue, such as your expertise being too great for the listing agent's liking, wants to damage you if he can. What Jim said. If ever there was a right time to fight, this is it. If your insurance is InspectorPro, update them. If it's not...I dunno if it's a good idea or not to bring them in.
