  1. Screenshot in dark mode. You can't see any text on a Mac in dark mode because it's white font on white background. Only happens in dark mode.
  2. Maybe those are cut-up 3-tabs instead of hip/ridge shingles. I'm in the process of replacing my roof cover and my lumber yard tried to sell me 3-tabs for my hips/ridges but they don't have near the wind rating of the hip/ridge shingles on the manufacturer's site. He said everybody was using them and had to special order what I wanted. They look identical when installed.
  3. Here ya go. I've fix it temporarily by turning off dark mode. Dark mode is a feature of the latest version of Mac OS.

  5. I've found that if I highlight the entire page, the text shows up. Until then it's completely blank - white font on a white background. I see no 'themes' button at the bottom of the page, or any page.
  6. I'm unable to see any content except photos. I'm running dark-screen on Mac. I can see my own responses because the dark screen is working but on everything else, there's no dark screen and I can't see any text.
  7. Wouldn't it be safer to first try to determine if there are any dynamics involved? Such as clay deposits, for example?
  8. In the absence of any indication of overheating, I'd not be concerned.
  9. If you want to confirm that the float switch works, yes. If I wanted to check it, and the AC is already running, I'd just stick my screwdriver under the float (gently), come back later after I finish the attic inspection and touch the vapor refrigerant line (not too close to the evap coil) to see if it's still cold. It should warm up when the outdoor section goes off. Pull the screwdriver out, give it 30 seconds and it should become cold again.

  11. You can use a wet cell to produce electricity or you can use electricity to promote galvanic action. I know its alternating current but it can promote galvanic action half the time.

  13. I made a slight error. How's this: The gap circumscribed the chimney. I'll give you that it's an unusual use of the word but it seems appropriate...IMHO
  14. Is that cable clamp touching the panel enclosure? Energized sheathing from leakage on the load side?
  15. I'm somewhat inclined to recommend patching to help keep rainwater out.
  16. I guess it's possible that a flue liner is present and that a prefab fireplace has been inserted into a masonry firebox.
  17. This is a prefab fireplace with a metal flue inside a brick chimney. 1994 construction. The crack completely circumscribes the chimney with a steady width all the way around. The mortar adheres overhead in most places but adheres to the bottom in a few places. Never seen this before. We had hurricane Laura with winds over 100 mph two weeks ago, but nothing else in this subdivision seems to have taken any damage. Any idea what's going on? I've until 9 AM tomorrow to submit this report. Thanks in advanced.
  18. Compressor contactor. First sign of failing contacts is either a failure to open when coil voltage is turned off, or failure to close when coil voltage is had. These contactors, both 40 A and 50 A ratings, are about $15, $20 from my wholesaler. If you can't get one, send me a photo of the specs on yours and I'll send you one. Gonna cost you, of course, but at the same price it costs me...plus postage. Disregard. How does one delete his own posts?
  19. Electric dryers and water heaters here are all 30 amps. First I've heard of 40, 50.
  20. As an HI, I don't offer mold inspections to anyone, but on every home inspection I do, I'm constantly on the lookout for water/moisture intrusion issues and suspected mold growth. My tools are my nose and eyes, and that has served me very well. I find suspected mold growth on the majority of my inspections. It's almost always found within the indoor section of the AC system, where such system is within the conditioned spaces of the house. Most discoveries of suspected mold growth result in a recommendation to 'grab a bottle of Tilex and wipe it off'. I keep a variety of equipment on hand, commonly used by others for ancillary services, to deploy whenever called for by the home inspection. I don't 'milk the cow' that has hired me to complete a home inspection. Google Curvularia spores. They're common in the atmosphere and tend to be especially important members of the air spora in tropical areas. They poses no known threat to humans, yet are assumed to be allergenic, like all species of mold spores.

  22. Good writing takes time. I could cut it to 2% of the time it takes me now by just purchasing any of the phone apps that print out a checkbox style report onsite. No one would like it.
  23. 35 Serious concerns include non-viable floor framing, major heating and air conditioning problems, too many roof layers, no crawlspace access, and inadequate attic access. Access to these critical areas is needed for a diligent review. Nahhh. Last sentence is backwards. Disregard.
  24. There's a little too much writer aspiration in the inspector. 6th grade level, in perfect grammar, is all you need. Even that alone can be difficult. Few can do it. You can. What Jim said.
  25. There's something missing that makes me hold back on making any suggestions. The resident and foam mattress aren't the problem. Something else is.
