  1. Next job I get an inspection on Ill get pictures of the rough in inspection sticker and final inspection sticker and post them up here for ya.
  2. That's why its a rough in sticker,that part was approved. There should be a final inspection sticker someplace,thats what I would be looking for .[]

  9. Around here anyway its supposed to be increased to 4" 12" below the roofline,although I see a lot of old and handyman special 1 1/2" vents.

  12. I dealt with an inspector today on a job from amerispec,The guy did a good job writing up some un bonded trac pipe on a furnace and water heater,and a 30a 2p breaker on some#12 feeding a condensing unit. Ya see I give credit where its due when things are done right.[]
  13. The last line said theres a big difference between an inspector who knows what hes doing and a clown in a pickup truck,same goes for contractors. Or didn't you read that part? You guys tore speedy petey a new one on the electrical forum about showing the sloppy work done by some home inspectors,So Im showing you some of my personal recent experience. Ive never said all home inspectors are hacks,you guys just seem to constantly want to make it sound like you walk on water. Im just saying that hacks come in all shapes/sizes and trades.

Inspector wrote up trim on front door needs repaired,gee ya think? Zoom in on the door for a good laugh![:-weepn] again he didn't notice the pine lumber on front deck,steps without support generally hacked up work. Again ,he said lumber needed to be treated to preserve it. I was so bent out of shape after seeing this property that I actually had the county inspector come out and threaten to condemn it. So you see there is a huge difference between an inspector who knows what hes looking at and a clown in a pickup truck. The same goes for contractors.[]
  16. A lady I know called me about an inspection she had done on a property she wanted to buy. She wasn't quite sure about what the inspector found and wanted me to look at some electrical issues he had listed. Before I could even get inside I was hit right in the face by lots of stuff that didn't look right to me,but didn't seem to bother the home inspector. Other pictures are from deck on rear of house which is built from a combition of pressure treated and untreated pine lumber sitting on dirt with no footings and no real support for steps. His note said deck material needs to be treated/stained![:-censore
  17. I have to say, most of the crap I see is either from handyman type "contractors" or downright horrible DIY stuff. Just like you guys, anyone with any amount of self respect and professional pride would not do anything that was at the very least not to code. [:-thumbu]
  18. Oh please!You know for fact that buyers use your reports for extortion, plain and simple. I've been saying it for years now: Home inspectors used to have a definite purpose for safety and finding high $$ future problems for potential buyers. Now your sole purpose is to get a lower price for buyers, simple as that. All the stupid things listed, and all the bigger things missed I see are proof of this. I know this seems like a flame, but I am just calling it like I see it, on a regular basis. So, is this promulgation based on any type of valid research or is it based solely on your own handful of experiences in your pathetic little world. I come across the same thing in my pathetic little world,of course since Ive been retired a few years now doing little jobs to entertain myself my world isn't quite so pathetic as you may think.Ive said this before and Ill say it again.When I was still working full time as a contractor I was required to have a master plumbers license for each town I worked in and a bond registered with every town I worked in.Same thing with my electrical contractors license except I had to have a license in each state we did work in and had to have a bond registered with every city I did work in. To be a city inspector around here you need to hold a journeymans license in what ever trade it is youre inspecting. To be a home inspector in the state of Nebraska requires a pickup truck,a ladder and some business cards and forms with boxes to check off from office depot or vista print. If I had a dollar for every obvious code violation Ive had to trip over to find my way to the little obscure thing the home inspector found Id be living on a beach some place typing this.[:-yawn][]

  21. The secret to making any water heater last in my experience is to open the drain and flush 5-10 gallons of water and sediment out of the bottem every month,I know of many base line water heaters that Ive installed with 20 plus years on the because of this simple trick.

  23. Have a separate meter installed for your sprinkler system.

  25. I can see the big boom![:-taped] Kind of like using a garbage disposal to unclog a kitchen sink,sometimes it works. But when all the plumbing blows off under the sink its priceless![:-tong2][:-tong2][:-tong2][:-tong2][:-tong2]
