  1. You will have to check with the AHJ. They can allow this. I know they allow it where the vent is run in/under the slab foundation but not in other areas of the house like out of the wall or the roof. It would not be allowed like it is run in your photos in my area, but I have seen it done.
  2. The hot and cold water is reversed in the bathroom. That may be the reason they changed the plumbing for the toilet. under the sink they had rerouted the plastic hook up lines. The tub was still reversed.
  3. It would indeed. Banked owned buyer getting a good deal as he says. Fungus going on the walls from what he was told that the water heater leaked and cause the problem and they had the water heater replace. The thing is the water heater is a 1996 model and a lot of rust in the burn chamber and the vent pipe is disconnected in the attic. The buyer has been watching some of these fix them up shows and was going to repair it his self.   5. I agree with Chris, it is a splice shingle. I have seen a few. I had some on one house that the realtor called and complained why I was reporting that the shingles where damage, the inspector which is one of the realtors friend type did not report them when he did an inspection there three weeks before. Of course you could not see them from the ground.

  7. Jeez Phillip, And here I thought you were my friend. You guys have no idea how much time it takes to upload some of this stuff. The more I do it, the more tired I get of doing it. I've got mountains of crap to upload and no time or energy left to do it. However, it you're feeling frisky and bushy-tailed, go for it. The brethren will be everlastingly grateful. I don't have the code to up load even if I was feeling frisky and bushy-tailed, which I am not.

I do inform my clients about the changes in the building standards over the years and tell tell that they might want to make some of these changes for their safety and this is a upgrade that they more than likely will have to do for their self since the house was built on the standard being used at the time the house was built.
  9. I guess that I would like to know more about how they where suppose to have been built back then. To know more about the way the building standard has changed

  15. Erby, I have a few chasing me. The type that want me to take care of them for the rest of their life. For some reason they thing HI make a bunch of money. I am chasing the ones that can take care of me.
  16. There is two more white wires you cannot see. They are on the back side of the white thing and run into the ground. There where no out door lighting and it was what I would call a parking area for a boat. I told my client that I had no ideal what it was and told him he may want check with the owner or the builder since the bank owns it.

  21. I am a little on the bored side. Inspection on the slow side and chasing women has worn me out. Makes me eat and drank too much. I seen the ladders and thought I would let the newer inspectors know where a good deal is. I love my 21 footer and 13 footer. I would hate to be with out them. But to each their own.
  22. I was in Walmart the other day and they had the 13 ft Costco for $79.
  23. I have found grow-ops before. I think I posted some photos from the one I found in the back of a crawlspace. To me there is not enough signs for me to call this a grow-op. I just reported about the outlet, ropes being there for some unknown reason and the gable end vent needing repair.
