  2. Thanks, Phillip. The software is Mark Cramer's Intelligent Reporter combined with Devwave's Photo Drop. I've saved about a half dozen of Mark's canned comments because I really like them. I tossed all the others and wrote myself about 750 (?) of my own comments. I rarely use more than a dozen or so in any particular report, though, most of what you see is custom written on the fly. Cramer's report is very easy to use and extremely flexible. Probably the most flexible thing out there. That's why I chose it, I could make it look the way I wanted it to look, and act the way I wanted it to act. IR has its own photo insertion feature, but, frankly, I much prefer Devwave's version because it allows me more flexibility. If you buy IR, though, don't expect it to look anything like mine. I've made fairly extensive alterations to it. My version fits me like a glove, but it might not fit you so well. - Jim Katen, Oregon I have IR and I have problems with not able to get it to say the comments I want So I haven't changed the comments in it and use another type of report.
  3. Jim, I like it and will be using some of the comments from it since you write better than I. I haven't read it completely yet but I would like to know is who software you are using or is this something you came up with. If it is someones software how easy is it to change around and install canned comments. I am weak on my writing on the go so I use can comments and may a few changes as needed. I am a dumba** when it come to make changes in a software program.
  4. It isn't bad here, as well. The crummy inspectors have not survived and the decent ones are managing. Realtors here, have been very much with the program for years. They prefer all the bad news on the table now - the big hurdle behind them (their mantra is pretty cosistently "Don't miss anything!"), with just the normal horrors of lending ahead. This is a dream town to inspect in. I wish the above statement was true for my area. The Realtors don't want things found that with put a delay on the sell. Their list have newer folks, old a** kissers or the folks that do the inspection,complete their report on site during the same time frame that I take doing an inspection. I guess I'm PO because I am out having to find a job to make ends meet.

  8. In my younger days I heard it called 110/220 and 115/230. This was from the older folks at that time. As I understand it (which I have been wrong before) the power company's have made changes trying to get it to be 120/240 everywhere.

  10. Just a question for info. You where ask just to inspect the roof of a home. Would you just inspected the roofing material and it flashing or would you also go into the attic to look at the decking and framing?

  14. I open them up. Most of the time I don't find a problem.
  15. I have had a builder tell me that before. I write them up to help keep the wind and insects from getting in. if I remember right the detail in the building codes shows caulking around the windows.

  17. Just from the info you have given the return air is too small. The return duct should be at less the size of the supply duct and the filters should be larger than the duct work. Terry may be able to size it for you, it has been a long time since I sized ductwork

  22. I know I am heaver than I need to be. I have lost some weight not as much as I wanted to. For crawlspaces if I can get my shoulders and chest through the opening the belly will go and there has to be room for me to turn around. In attic I will get on my hand and knees to go through them. Roof I walk what I think is safe for me. Some may be only at the valleys and ridge. By what I am reading Mike and some of you walk steeper roof than I do. If I don't walk it my ladder go to a lot of places around the edge. We all have our limits, mine is set by my person not my weight.
  23. Terry Look close in the closets. I have found them on the wall the door is hung on and of course the covers are painted the say as the walls. I have got up in the attic and found where the wires where going down to the panel and the panel was covered with wall paper.
