Marc Posted June 14, 2011 Report Share Posted June 14, 2011 2X6 not necessarily required for 2 story unless you have a basement. In that case the 2X4 studs on any basement wood framed walls need to be 12" on center or go to 2X6 @ 16" centers. That changes if you've a heavy roof finish such as natural slate. I've known lots of framers to put the sill flush with the outside of the foundation wall. Most that I've seen are in the habit of putting the sheathing flush with the foundation wall and letting just the vapor retarder hang over some.
