Mike Lamb
I'm blaming treated lumber for this. 1999 home with older CCA I assume wood deck over a garage. The AL clad over the garage door trim is a wreck but isn't it odd that the gutter bottom is so badly deteriorated since it is not in direct contact with the treated lumber? John Kogel
I would blame the home owners or tenants for using some corrosive cleaners or rock salt on the deck and never cleaning the gutter. Just my thought from here.
Mike Lamb
I was thinking that until I went into the alley. The second photo is trim above the garage door and probably wasn't subjected to salt.
Scottpat
Chemicals(bleach, TSP, etc) sprayed on the home to clean it could be the culprit.
Jim Katen
Did they have a dog?
Rocon
What about those growies in the second photo. I see alot of damage below planters on balconies. If the planters leak behind the siding..... Do you have an establishing shot of the side of the building?
Mike Lamb
Did they have a dog? No. They had two cats that were locked in a bathroom which was the last room I inspected. Even though their litter box was in the tub, one of them crapped in the tub drain. Good times. Click to Enlarge 29.59?KB

Nolan Kienitz
Water spillover from planter boxes on upper ledge? And maybe fertilizer of sorts added to planter boxes when watering? May just be image, but some siding looks warped or just not flat on sheathing. Maybe water behind/under siding and down to lintel?

Eric B
I'd hesitate to blame anyone or thing without conclusive info. Otherwise it'd be like a contractor outright blaming an inspector for not reporting some condition.
hausdok
I'd also blame the CCA. It leaches out of the lumber. It's a heavy metal. It will sit in the bottom of the gutter and react with the aluminum. ONE TEAM - ONE FIGHT!!! Mike
