  1. I too pull up the county assessors records before going to the inspection. It can be very informative. If there are a lot of changes I also give a copy to the client and let them know they may see a big jump in taxes in the future. As for square footage the basement is not counted here. It is below grade and not always considered "living space".
  2. You may not be in the house long but either way you will need to pay for the treatment. If you do it now you get piece of mind and maybe save a little. If you wait till you sell you will either pay possibly more then or give a credit to the buyer to take care of the problem.
  3. For dry boards, the thickness of a carpenters pencil. Wet wood a 16 penny nail will work. To install with the floorboards tight will cause buckling if the wood was even moderately dry.

A city councilman in Utah , Mark Easton, had a beautiful view of the east mountains until a new neighbor purchased the lot below his house and built a new home that was 18 inches higher than ordinances allow. Easton, angry about the loss of his view, went to the city to make sure they enforced the lower roof line ordinance and his neighbor was forced to drop the roof line, at great expense. Recently, Easton called the city to inform them that his new neighbor had installed some vents on the side of his home that Easton didn't like and he asked the city to investigate. When city representatives arrived at Easton's home to see what Easton was complaining about, this is what they found. The City Council said the vents may remain since there aren't any ordinances referring to shutter design.   6. My HP printer has the option in the print menu. You can convert it right there. I also use a program called PDF Pen. It allows me to add text box's and/or edit text right in a PDF. I save a blank contract in PDF Pen and then I can fill in the text box with the client name etc., then print it as a PDF in my HP print menu. Then I email it to the client in advance so they can read through it before we meet. It can edit any PDF. it cost me $29 from Smith Micro
  7. I love the conduit/plastic pipe used. Looks like the white wire of the bottom breaker of the secondary panel goes into the panel on the left, then pigtails to another wire and goes to the neutral buss. Thats enough for get a qualified, licensed electrician to repair bla bla.
  8. If anyone is interested I was at the Big Orange Home Center today and as I walked down the tool isle they had the Ridgid See Snake with the additional 36" extension marked down to $149. Now I know that means there is a new version somewhere down the line but I got one to play with anyhow. The next version will probably have a card to download pics to but at least I can try this one out and return it if I don't like it. You can never have to many toys.
  9. Looks like a boarded up window to the right of the door. Why not a vent there?
  10. From a LEED standpoint you are not hurting your chances. If the roofing serves as alternative energy source, you may be able to get a point in the energy efficiency credit area. Either by helping meet the efficiency level to achieve the credit or to get an extra for exceeding. Solar panels do not take away from credit for a green roof. The square footage used for collectors is excluded. You also exclude the space for rooftop equipment.
  11. I have come across the smell problem twice. Once it was the rubber carpet padding. The second wasa bathroom that was paneled. The walls behind the paneling was never washed. There were 4 young boys in the family that owned the house. All the bleach in the world could not get the smell out of the bathroom. This wasn't found till the bathroom was gutted.

    Thanks, Even with the charts there always seems to be confusion about age. My problem is more knowing who makes what if they are not listed. Thanks so much for your help. I love this forum.

  14. It sounds like you need to do a little grading too. If you have areas that will hols water above your footing fix that first. Make sure your grade allows water to drain away from the house.

  16. Let me guess. The county looks at drawings and says OK that will work. I can't believe that that was inspected by even a parking meter attendant.
  17. Sorry to post and run. The thing that got me at first was the valleys. None of them have been tarpaper. I'd like at least that. The shingles almost over run the tar paper on the main roof. I don't know how they will get any overlap. The tyvek is nice to. Unless they are going to cover everything again starting at the bottom I don't know how they will overlap it properly. I'll keep taking pictures. This should be fun to watch. By the way the sheathing that look like OSB are foam filled insulated panels. I hope to get inside next week.
  18. I passed this on my way home today. I had to go around the block and get my camera out. This is a 1200 sq.ft home that is being rehabbed and tripled in size. The roof caught my eye first. I had to admire the nicely cut valley shingles. There are so many other issues on this job I could post to several forums.   19. I would be interested in how the guy you hired plans to deal with the transition from new work to old. How will he prevent water from entering behind the stucco at that point?
  20. Based on the news stories of the fires it looks like they may have to figure out how to build in a drought and not crush the foundations when the soil re-hydrates. It is amazing to see how many homes and whole towns are being devoured by the fires.
  21. Generators I have had all had a lug to attach a ground line to. Then you would run your own ground. To a rod or other suitable ground.
  22. Rain barrels work great. I installed three last year. I plan to add a couple of more. I will be able to do all my garden watering without the use of municipal water. You also save twice. Here in Chicago you pay for water and then pay sewage based on how much water you used.

  25. When I worked for the Orange Box we called it plumbers epoxy. It's been around for years. It does have some great applications. I don't know about making handles for coffee cups though. J B Weld is another great project for mending metal etc. http://jbweld.net/products/index.php
