  4. Sorry Jim – You’re on the wrong side of objective facts (again). Jim doesn't need any help but more for my own curiosity. Please point out where Jim has been on the wrong side of the "objective facts" before. Objective is a very loose term - objective in whose view? . Not one credible scientist? Really? None at all?? It's just Hollywood, the Democratic Party and on "The Left"??? Really???? Not one educated "non-Hollywood" degreed person thinks there might be something to this? There is general agreement in the Hollywood community, in the Democratic Party and on The Left – but the general agreement in the scientific community is that there is NO SUCH THING as Global Warming.   6. I was thiking before anyone had posted - how does one respond on the internet to something like that? And, then Jim comes up with the only response that doesn't require an army of attorneys by your side.... I've been blasted a few times here, and have had posts deleted, for doing this exact type of thing - not being helpful to Mr/Ms. Homeowner. I think I said once, "God forbid you should call a qualified contractor". Ah well.
  7. Well that was short and to the point. Can you give us a little more information such as where the mold is located? Also, if you can post a picture it would help. If you do a search of the forums here it should turn up some of the liquid products that are used in mold remediation as well.

  10. In the second picture it looks like a couplng, that had a tiny leak, and self sealed. Did you check the areas with a moisture meter?

  12. Forgot the picture of the label Mike. 024 means 2 ton, 036 means 3 ton etc. Remember that 12,000 BTUS = 1 ton of cooling. Then again there are times where the model/serial numbers are totally unintelligible (manufactures do have a sense of humor).

  15. I called a local building department here about no demising wall between condos. The inspector said that he knew of the property and that the ceiling was fire rated and therefore did not need a demising wall. You could pop the hatch however and walk to any of the other suites - the client (older women) walked.
  16. That is true, you can de-rate a furnace however you'd have to get the blessing from the manufacture (also the client would forever be suspect and blame you for the latest invasion of slab ants and Aunt Betty's lumbago because you de-rated their furnace).
  17. While it may be oversized it's still no reason for the furnace to crap out. I would toy with the idea of offering the inspection fee back, to keep the peace, but I certainly wouldn't offer to buy a new furnace (it's not that "grossly" oversized either). How did the home owner come to find out it was oversized and how did he/she come to the conclusion that the furnace failed due to it being oversized? I smell a skunk.
  18. They all look like past leaks Les. One from the packing gland, one from the stop and drain and one looks like a pit leak in the valve body casing. Can't say I've ever seen a casing leak on a valve body like that - see them on cast all the time though.
  19. I'm not sure that I understand how an oversized furnace will self destruct, is this the report of a tech? Is the thought that it is short cycling and causing excessive expansion and contraction? How many sq ft is the home and how many BTUs is the furnace (if you have that info)? Any recalls on that brand of furnace? Something doesn't pass the smell test. I'd make a call to the manufacture to discuss further. When I check the BTUs of the furnace, for my report, if it is really skewed I make mention in the report. When I have seen a problem it is with oversizing but I've never told someone that a heat exchanger can fail. ???
  20. Wasn't that law suit in New Jersey only? Is it still active? I only remember it vaguely (one of the side benefits of aging).
