  1. I've inspected many dormitories and off-campus apartment buildings (we just got a request for another 30). More often than not, it's the girl's areas that are perpetual disasters. It can get bad for the boys, but then they have a major party and clean everything up.
  2. For a brick veneer that never materialized.
  3. I don't know the exact language, but there are requirements for "Trap Setting". It states something like: Traps should be set level to maintain their water seals.
  4. Okay. Is that the booklet that covers all their exterior products? I have it in print but I don't think it was available until probably closer to 2010.
  5. I just went to upload it to the library and all the instructions for '99 to '12 are already there. 'Exteriors - Cladding - Fiber-cement' https://inspectorsjournal.com/forum/Lin ... ber-cement
  6. I have their installation instructions effective 12/05. PM me your email address?
  7. What Tim5055 posted above is spot on. 'Toxic mold' was a phrase created by those who profit from the mold hype. Most people that post concerns about mold here only want someone to confirm their fears.
  8. I've read a lot of manufacturers' instructions and I don't think any absolutely require the intake be piped to the exterior - provided there is plenty of air inside for combustion. Many manufacturers strongly recommend it and state the benefits. Check the installation instructions. The manual is supposed to be kept at the furnace.
  9. That's a repair kit sold at the hardware store - the one where I get my prescriptions filled. I used to carry one in a foil wrapper in my wallet - just in case.
  10. Where do you find that CODE requires a heat source?
  11. Complete repointing? Almost never. http://www.limeworks.us/faq.php#q1
  12. Do you really write like that? Or, should I ask why isn't "The Inspector" writing the report?
  13. I've heard of similar scare tactics. I'll bet the pictures aren't from your Mom's house. Ask for the pics and view the metadata.
  14. The blocks used for that chimney are intended to contain a terra cotta tile liner. There's no doubt that chimney needs to be lined. When I can't see the interiors of chimneys any other way, it's amazing how often vent connectors just happen to come apart all by themselves (when nobody is looking).
  15. There's always mold when there's a humidifier. Disconnect it. Clean up what's in the picture. Done.
  16. The newer units with inverter-driven compressors vary the outdoor fan and compressor speed to meet demand. That being said, I haven't seen a fan operating "very very slowly".
  17. bhis is posting from Kathmandu, Nepal, not AU. The link in his posts is to a web site that contains malware.
  18. It's an attempt to reduce the required clearance to combustibles. The biggest issue is that it may extract too much heat and reduce the natural draft up the chimney.
  19. The linenfold panels, frame and timbers are oak - the figures, I don't know. The 'hand' rail is painted wood.

  21. That's why I'm asking. I can't find any specific distance - just "nearest the point of entrance".
  22. I don't think it is required to have a permanent label. It's laminated though and you can see double reflections.
  23. Where does the 10' max come from?
  24. Um - you close the fill valve when it reaches the desired pressure.
