  3. Jim, want to tell us why the drain pan should not take discharge from the TPRV? It is the closest destination for discharge. Correct. No harm in a dry pipe terminating where it is visible.
  4. If you can borrow an IR camera, that works well for finding joists. But you got good answers above.
  5. Inspect and take pics. Go all the way to the back of the crawlspace or attic and find the deficiencies. That should always be #1, the reason they hired you. The report can wait. People shouldn't want a fast inspection and a fast report, maybe the agents do.
  6. Marc, I suspect he is looking for heat retention efficiency, as in insulation. Wrap it with a foil blanket, then. Dollar for dollar, there's no better economy than a product that lasts a lifetime, eh?   8. Right on! Marc Emergency heat would not come on, heat pump with an older gas furnace backup. I said so, have the owner demonstrate. Out-of-town buyer paid me to go back and watch the little old lady operate her thermostat. [] "I hold this until it goes off, then I turn this up, then see, I turn it back on, then we wait and see ....."

  13. This 5 year old Rheem electric furnace (giant toaster) had a normal thermostat that works. That is it works with a fresh pair of AA's from my tool bag, another goofy design. Besides the low voltage line entering the bottom of the cabinet from the thermostat I think, there is a second low voltage line into the top side that has been purposely disconnected.   16. I had this happen yesterday. It was a hot PM in a vacant condo. There are wall-mounted electric fan heaters in every room. I noticed one digital thermostat was blank, but then a little while later it was lit up and giving the room temp 24 C. I ran the heat up to 26.5 C, and went somewhere, came back, checked the heater, yep it was warming up. Went to turn off the heat. Display was now blank, heat stuck on. [] About 15 mins later, the room temp was 26.5 C and the display was back, so I turned the stinkin thing down and went for a tour of the garage. []
  17. I wouldn't call that a "lot" of heat. The hottest thing in there is cooler than a baby with a fever. That also doesn't seem particularly expensive to me. It comes out to about $10 per cabin per year. And, as Marc pointed out, during the winter, it offsets heating costs. Hopefully they have insulated the wall behind the panels, or a good portion of that heat will be lost to the outside. Our new codes here require insulation behind panels in exterior walls. Electronics in general are powered by these cheap wall wart power supplies that waste a lot of juice. No surprise the new breakers do the same.
  18. You can give a ballpark price per sq foot. Or better, refer them to a website that gives ballpark figures. If someone asks me for a specific quote, I will ask them how many square? That puts it back to their estimate of quantity, not mine. Never get an answer to that one, so then we move on. I recall one time i measured the roof for a young couple buying a POS and gave them an accurate estimate for a new roof. The clients walked and I never saw the agent again. []
  19. Saddles here. We make them oversized and do a backer rod/sealant joint between the flashing and the joist. Why are so many building accessories named after horse stuff? Cowboys with hammers? []
  20. What Jim said, it is wrong to run the neutrals out of the small box into the big one. Reason would be too easy for a neutral wire to be disconnected by mistake. They are feeding it like a sub panel, so they need to wire it like one. The concentric rings thing makes sense. But where conduit is used for branch circuits, there doesn't seem to be a problem, or is there?

  24. I think the correct term would be current 'meters', because they measure the current flowing through those conductors.
  25. This house I'm in has a fiberglassed deck, 22 years old and just as good as new. The color is put in the gelcoat so you never paint it. And you can drag chairs around on it. Of course you will plan where the drains will go and slope the deck accordingly. Letting water run off wherever is a mistake.
