John Kogel
This 30 year old steel and concrete 20 storey condo tower has brick veneer on three sides, glass on one side. It looks like weep holes were drilled as an afterthought. There were no weep holes visible at ground level, just up on the upper levels. There is a crack at the corner of the window. Is this big trouble or minor, typical settlement? The big crack is down between the first and second floors. Is it possible only the veneer is cracking and that the concrete column is ok? I should add we don't get big freezes up here, just high winds and an occasional tremor, so far, knock on wood, not brick.
