  1. James PW, don't take this wrong but it's clear that you're some kind of a geek specialist. Literally, 2 feet of gutter will fix the issue. You're overthinking it. The house is 20 years old with a recent issue. It's not a building science solution involving sling psychrometers, it's just a roofing issue. Spend $10, install 2 feet of gutter
  2. But does it say, "You shall not install gutters." Because if the valley is the cause, a gutter will solve the issue.

  4. Reading a report an inspector wrote for a house where the sill plate, the band joist and some of the studs are completely rotted. The house has settled so much that the bottom course of siding is bulging. Nothing in the report about the condition. I included the insulation section for your reading pleasure.

  11. I think it's earlier. I had a Richmond Air Conditioner with similar styling that was 1952. The chrome accents mimic 50's cars.

  13. I didn't know to cut the top corner when I did my first roof ever. It leaked during wind driven rains. The factory rep schooled me. I find and report it on about 80% of the roofs I inspect with closed cut valleys.

  19. I've never done insurance inspections- around here they don't pay. I've done other things though, that at first glance, didn't seem like real money makers but turned out to be profitable. I found it's about having enough time to complete the task so that you can group a bunch of small jobs into one day or weekend. I did quality control inspections for a solar company that paid $350 each- usually with a lot of driving. I could stuff 12-14 into a weekend and get to spend quality time with my dog.
  20. No it is not. But that wouldn't stop the guy that installed the current set-up.
  21. The light and ventilation portion is pretty forgiving if you consider the exceptions to §303.1. If the openings are not required for egress, operable sash may be avoided altogether if their is a whole house ventilation system. (see M1507) As for 8%, if there is an alternative artificial light source that can provide adequate (place esoteric number here) light then one can avoid meeting the requirement.

  23. Fiberglass w/o a vapor barrier in that location is plain useless. A nicely fitted 1" thick EPS foam board would be a far superior solution and thicker would be better still.
  24. I laid 300 sf of 3x14 in our foyer in a herringbone pattern. It was a hellish experience. The pricks that bought weren't flat and they weren't uniform .
