  1. Wow, 15,000 square feet for only 1.25 Mil. You don't go all the way out to State College, do you Bill?
  2. Mike, that furnace is for manufactured gas not oil. Not that would matter with the blower housing.
  3. Yeah, Brad seems to be busy in the Blog department. He also has his own inspection group on Facebook. He seems to be in tune with the title of this thread.
  4. Are you sure the required footing depth is 36" in South Jersey? What do you mean by thickness? Where they're missing, the wood posts are resting on just soil? What is wrong with the posts that they need to be replaced?
  5. John, my opinion is that the article has a lot of great information- for a home inspector. I think the average house buyer would give up reading after a half page. I would limit the article to one or two paragraphs for an inspection report. I don't have a suggestion for a different article.
  6. Darren, very few of the homes they list are Certified. I don't know who is doing the inspections for them. Housemeister tried the program years ago, but it didnt' catch on. Sellers are just not going to spend the extra money, let alone $950 for the entire pre-listing package.
  7. Darren, I'm assuming that the flashing, or lack of, wasn't visible from the ground. No problem for Sir Walter. He would anticipate that the flashing was screwed up and just write it up as such. Now I see how easy H.I. work is, while being right and truthful, too.[:-bulb]
  8. Obviously from people who are trying to be better inspectors than writers. Being able to "figure things out" without taking some risk or getting dirty just doesn't jibe in the world of home inspecting.

  10. I'm not sure if i can see a check valve on the discharge line, and the shut off valve to isolate the discharge line is missing.
  11. I guess you're only speaking for yourself, but how does a H.I. determine the condition of a roof from the attic. We're not talking leakage.
  12. It looks like a gypsum board, but I don't know what the name is.
  13. It's not that the dryer is a gas appliance. There's a huge amount of water in the clothes to combine with the lint and coat the interior of the exhaust duct.

  15. I spoke to someone in the Franklin Lks building dept about it last fall. They said they were allowed to include it in the C/O inspection.
  16. Darren, I know you'll correct me if I'm wrong[], but my understanding is the self closing garage interior door is no longer required. Yet, the town of Franklin Lakes still requires it for C/O inspection. I called Trenton and was told they can't do that.
  17. Darren, what about including something that used to be in an older code, but has since been changed or dropped?
  18. Date codes are printed on the gas valve, expansion tank, etc. Owner's manual will have some info, too. For me, I use a ballpark and not a born on date.

  21. I've seen them quite a few times, usually due to height limitations. I believe it's an off the shelf piece. Forget the name. The bottom is supposed to be open. It is installed instead of the draft hood.
  22. Just another oversimplification. Seen many leach fields opened by a septic inspector on a backhoe because it's down so deep. Guess they didn't have the camera. Around here, a lot of septic system inspections are done by professional engineers. As a matter of fact, a lot of home inspections are done by professional engineers.
  23. Looks like the entire exhaust vent should be a B vent. Why aren't the drywall joints taped and spackled?
  24. I would just walk over to that end of tha attic. Crawling on the joists on the knees. Ouch. It looks like leftover concrete on the rafters. I'm not seeing mold.
