Do you know (based on the NEC) if a sub-panel installed in 1978 required the seperation of the grounds and neutrals with the neutrals floating - like today?

I have a Ranger with 225K+ miles on it, I only drive it a few hundred miles a year, hauling mulch, lumber, etc. It can sit for months without moving and then start right up when needed.

I would not butt heads, I would simply provide the intsall instructions and say its not done right, I don't know if it will leak or not. The manufacturer's warrenty will not apply of it does leak, because it is not done right.

Looks sorta like 'roof blisters" I've seen on 3-tab shingles, but maybe these are bigger There have been some discussions here on "roof blisters". I'd also look at ventulation. Regardless the shingles have more life behind it then in front of it.

He does have a point about passing the buck - it is a problem with our industry - especially with the newer inspectors - and I'd guess it is taught in the schools as well. I don't agree with the article but he does have a point.

Okay - Thanks. Not sure why I was doubting myself. It is nice having folks to validate our findings when in doubt. This is the 3rd time the house has been under contract and I was told that the house had already been inspected by two other local HI and everything on their reports was fixed, so I should not find any problems... The realtors will be sorry te see my report. I guess that is why the other guys are doing 3 houses a day and I'm not. I'm thinking they'll get sued out of biz sometime, but there still around.

Check the fan. It has stopped running.

That second conductor goes to yet a different sub-panel. This house had two main panels, each with its own meter and overhead service and 4 subpanels. I'm calling for a complete evaluation by an electrician to make all needed repairs to include... a laundry list of what I found. There was just to much going on to think I did not miss stuff. The house also had 4 seperate HVAC systems.

The set up is something as follows. a #2 copper runs from a 70 amp breaker in the main panel to a lug (no breaker) in a sub. From the 1st sub panel an unknown size wire runs from a 30 amp breaker to a 200 amp breaker in another sub. The 2nd sub is a newer panel and the 200 amp would be the main if it were not a sub. So my question is...? Does the 30amp breaker protect the wire (assuming it is at least #10) running between the 30 amp and 200 amp brekers? Gawd this report may take me the rest of the week. I was told it was orginally built and mostly ownerd over the years by doctors. In 1999 it appraised for over $350,000 (which is a lot around here especially in a tiny farm community) it sold at auction a few months ago for $28,000 and is being sold as is for now $54,000. In the below picture the oldest past is smaller section on the right. This is where all the logs are. Oddly this is now the back yard. The bottom of those columns are all rotted.
