Phillip. Think aobut it. Not all garbage disposers have a dishwasher connected to them. Those that do are connected to the tail piece designed to accept the dishwasher hose. Inside that tailpiece is a knockokut (seal) that keeps the disposer from leaking if a dishwasher is not connected to it. When you hook a dishwasher to that tailpiece, that seal (knockout) has to be removed to allow water to flow through the tailpiece. When the knockout is NOT removed there's no place for the water from the dishwasher to go. It leaks out of the hose connection to the disposer. Ask me how I now this???? Distraction can make a mess! I just use a screwdriver to knock it into the disposer and then turn the disposer upside down so it falls out. THEN reinstall the disposer. It's easier if you do it BEFORE it makes a mess. I've got a power converter plugged in to the rear lighter in my van. Then a power strip plugged into the converter. Use it to have AC to charge my computer, gps, phone, camera batteries, rechargeable batteries, etc. One switch (on the power strip) shuts everything down. -

Might work for people who have time and want to wait, but most inspection clients just want to move on down the list to someone who actually answers the phone NOW! I wouldn't try it. -

I personally know an inspector who, according to the doctors, got mold in his lungs (lack of protective gear?) and, due to health issues resulting from that, is no longer working doing anything. Likely never will. -

Around here, if it is inspected and permitted, there's a green sticker on the main panel that tells the date and who inspected and approved it. No sticker = not approved. Did the buyer obtain, IN WRITING, the approval from the local code inspector? Or just the realtor or seller saying it was inspected and approved. Ask for the name of the person who approved it, take your pictures and reference sources to that person, and "seek learning & understanding so you don't make the same mistake again" !! Maybe you can teach them a thing or two!! -

I've seen several heat pumps that "also" heat water. Primarily up in Harrison and Nicholas counties. Usually in conjunction with a geo-thermal heat pump though instead of an air source heat pump. Haven't seen on specifically designed to heat hot water only, though. -

Many inspectors are too lazy or new or ???? to realize the harm from that! They'll never know how much business they lost because of that. -

Au contraire, Stephen. 4 1/2 years in the United States Marine Corp 4 1/2 years in the United States Army. I've had plenty of rides in a herkybird, along with several other types, including the A-4 Skyhawk. Just never had any desire to jump out of a perfectly good airplane. -

Just got this e-mail from a client. I'll be visiting him tomorrow but wanted to see if y'all had any ideas. ========== I have an issue here. In the 1st floor master bedroom, I hear water dripping over a month ago and now more like gobbling and some flowing in the ceiling or wall, cannot really tell. I noticed this back in Oct when weather was very cold (about 3x degrees). When the weather got warmer, the dripping sound went away. Now, it seems getting worse with the cold wheather. I can hear the noise pretty clear at night bothering my sleep. So far, I haven't seen any stain or sign of leak on ceiling or wall. I could not hear teh noise anywhere else, except the 1st floor master bedroom and near the wall in the kitchen in conjunction with the bedroom. Also, I went to the attic and listened to the two pipes (vent?) go out to the top of the roof and heard the dripping sound. ============================= I'll check back later! With all the hills we build on around here, I see the pulled away conduit at either the meter box or ground level quite a bit. Last one I heard a cost on was about $700.00 to fix.

I include the following generic comment about building codes in my report and report further on specific items as I feel best. I can't do building code violations but I CAN do Common Sense and Safety. ========================== The first thing to remember about building codes is that safety hazards DO NOT read the building code book. Safety hazards don't care about the building code book. Safety hazards just sit and wait to cause you and your family personal injury. Also remember that the building code is developed by nationwide experts in particular topic areas. It is then sent to the state where some homebuilders, a few experts, and politicians decide what is going to be enforced in the state. It is then sent to the local level where mostly home builders and politicians decide what's going to be enforced locally. It's then given to the code enforcement inspectors to interpret according to how they read the code. In addition, the local code often lags several years behind the national codes. The building code is not a great and lofty standard. It is the bare minimum legal standard that a home builder, electrician, plumber, etc, must comply with. To do anything less would be illegal. B4U Close Home Inspections services a large area of Kentucky with many different building code enforcement authorities, each with their own individual interpretations of the national and state building codes based on their local politics and beliefs. I cannot be completely conversant with each and every building code enforcement authority's interpretation of the national building codes; therefore B4U Close Home Inspections does not perform code compliance inspections nor guarantee that all items are in compliance with governing codes, regulations, ordinances, statutes, covenants and manufacturer specifications. My references and sources for calling out different items as a safety concern or defective or marginal or in need of repair may include the national building codes (International Residential Code / National Electric Code / Uniform Plumbing Code, etc), manufacturer's instructions, the building industry's standards, continuing education, and personal experience. If the response to an area of concern or a recommendation in my report is, "Well, they didn't have that (or they didn't do that) when the house was built," or that it was "grandfathered", I usually know that. I also note that when it comes to home repairs, "Grandfathered" is a term often tossed out by people who care more about their wallet than about you and your family's safety: as in "That 8 inch gap in the balcony railing doesn't need to be fixed because it's grandfathered. It was okay to do it that way when this house was built.ââ¬

Joe, You can use a cell phone or PDA to bluetooth with the monitor. Yes, you can still fill out your doc form later. I usually just plug the address into the doc form when starting the test and then take care of the rest online at eRAdaLink after uploading the initial doc form to them. The online form fill works a lot better than the onsite form fill on your phone or laptop. I too appreciate the paperwork reduction provided by RadaLink. Makes my life a lot easier for which I'm willing to pay a little more. Course some of those SunNucelar guys don't do ANY record keeping whatsover (not state required like yours is) so they see it as pretty simple. I prefer to "Git er done, Right" instead of Git er done, good nuff." - - I love not having to chase a telephone line between each test. I'm usually half an hour or so away from home and used all kinds of weird phone locations to dump the data from the Telemonitor so I could start a new test
