  12. Other than a leaking shower pan or poor installation , it's possible that the shower door dumps water on the floor when they open it up after showering. I see this problem in many homes, but we typically have ceramic tile set on concrete in most bathrooms. Dom.

  17. The rafters are actually trusses, and the 24" spacing is fine.
  18. Eric, Right now the entire program is at a standstill. Most of the WCE (Wind Certification Entities) were let go by the State in October for poor performance. You need to attend one of the training classes put on by the approved vendor, and pass the test to eligible to work for a WCE. Then you need to pass a background check, and a drug screen. Then you have to find a WCE to subcontract the work. It was a bumpy ride when it was operating, with much negative press concerning the entire program. Time will tell what becomes of the program.   19. I have a hard time believing any "market research" firm is interested in electrical panels, or whether or not you are a home inspector. Perhaps a fishing trip by a disgruntled client (not necessarily yours...[] ) or a law office looking for input.

If a house has no unbalanced issues for 12-15 years with copper and the valves don't change, only the piping changes, & the owners don't change their habits, yet notice the flow irregularities immediately... well, draw your own conclusions. No modern mixing valves involved anyway, just simple on/off, old -school style. Different clients telling the same stories, and keep in mind Florida has an scourge of re-piped homes. Dom.
  25. You use a metal scanner on the exterior block wall. Its simple and fast. Window size, roof type, door quantities, etc. The average house takes about 20 minutes to survey, 10 minutes to talk with the homeowner. 7-10 per day is not unrealistic. A large number of these contractors in this area are not HI's, and their inexperience shows. Dom.
