  1. Took one off of my 1960s "new home". Had a B vent going up through it. Metal cap. Rusted-leaky-looked like s**t. New boiler-new roof awesome! Cold and slow up heah![:-banghea
  2. Showing your age??? Auto mechanic looked at me strangely? All I asked for was a "grease and oil job". I've stopped using "Ice Box". My grand daughter asked me what is a "Phone Booth" ? God I hate change! [:-banghea[:-banghea
  3. The great Comm. of Mass. requires adherence to the CMR 266 since 5/1/01. ASHI SOPs and anyone elses are OK. Mass. regs are required if you want to practice in Mass. My 2010 wish is the formation of a professional group of Home Inspectors without any affiliation (ASHI-NAHI-INTERNACHI_or any other). Other states can do it. Why can't Mass.[:-banghea Happy and safe holidays to all.[:-party]
  4. Mass. licensed home inspectors would get a public whipping for running a 'picture show' in a realtors office. Our marketing money and energy should be directed to buyers. This DOES NOT include Listing brokers/agents. There are many Real Estate professionals who work for the buyers. Attys-Mortgage people-True buyers brokers. I would spend my time with these folks.   7. Many pictures---hand signals---write down serial numbers---one a day---write report soonafter inspection. Inspect house systems in YOUR order. Pictures will make sense and you are not skipping around.[:-banghea
  8. My Maine brother-in law installed a chess board(tile) on his floor. My other brother-in-law installed a math puzzle in his patio. Different strokes..........[8D]
  9. I removed a chase for my FORMER B vent(gas boiler). New boiler! Vent installation now thru the side wall. Also eliminated a metal square fake chimney box from my roof. Good riddance to a 60 years old leaky roof penetration.Water "storemore" zoned off of my new boiler. Eliminated any evidence of the chase from boiler thru roof. Picked up some usable floor space. [8D]
  10. Bob- Opening my house in Maine after a winter shutdown: Most of what has been stated Add: Propane takes a while ? to purge out of furnace,grill, and Monitor Space Heater. Usually have to manually restart. Walls,floors etc take about a day to come up to temperature. Plumbing should be "getting warm" before activating. Traps should have been protected with anti-freeze mixture. I usually find it necessary to open up some doors and windows to air out a closed up (very tight) house.[8D]
  11. Did you ever plug a leak in your radiator hose with a golf tee and duct tape??? Got me home! I had more fun when I was broke! Go Sox...............[8D]

  13. Since I normally give out a encyclopedic book (homexam) as part of my inspection report, the second and... inspection could get a $25 discount. No need for two books. Any of the young adults who have grown up with my son and daughter will get a "family and friends" discount-- 25% Of course, any of my blood relatives, get the 'no charge' rate. Note: my record for repeat inspections---7 times before she finally bot sumptin!![8D]
  14. Always open any appliance and look inside before turning it on (testing). Always open cabinet doors slowly. Expensive,breakable stuff could fall out and shatter. Falling off a roof isn't worth the fee! Always check garage door locking mechanism before opening $ Have (ask) the REEELTOR to entertain the seller. If you get distracted, you may miss something.[:-banghea
  15. I got a couple of years out of a mag bulb. Used the flashlight to coax a panel cover-end of bulb. Cop supply store replaced the bulb and sold me an additional. They got nice stuff--reasonable! If I need a flood light for a dark,murky basement/attic,I go out to my inspectormobile and lug one in. 1 in 50 not bad. I carry a couple of "battery " Mags for backup. This game is not as hard as some people make it look. Half the toys in the inspectormobile do not get used?? See some youse guys in Orlando! [:-party] Go Pats in 09 [:-banghea
  16. Mr. cheap modified a surplus closet pole. Drilled a pilot hole in the end and nailed a spike in to the hole. Cut off the nail(spike) head and put a point on it with a grinder. Works well in two and three deckers with 9/10 ceilings in my area. Poke the sill and other support beams. Get something soft, I get on a ladder for a closer look. Scares the stuff out of nosey Realtors.[:-banghea

  18. My house in Maine had cold and hot water feeding the toilets? Plumber said it helped reduce condensation? 25 years ago I bought that argument. Small one way mixing valve. Never saw that arrangement anywhere else?? Did some Maine contractor "get me?" Advise[:-banghea
  19. Recently moved out of Needham,Ma. In my old neighborhood 4 houses sold during the summer. One at list price---2 days on market. Mine near list price---2 weeks on market. Bigger house! sold $150,000 off list price---6 months on market. Another big house sold $160,000 off list price---8 months on market Some real pain. There was a time when auctions were conducted at the bottom of driveways after an open house. Not now!![:-banghea
  20. Copious amount of duc tape would help??? How about some bailing wire? Bigger roasting pans to catch drippings.[:-banghea Please vote on Tuesday![8D]
  21. This inspector would make a comment in the report..... "Suggests adding grab bars----safety issue". How many toilet paper holders, sinks and towel bars have assisted some of our older folk off the can?[8D]
  22. Some old cabins in Maine have "one pipe systems" unloading into a creek! Use one of those 5 gallon white buckets to fill the tank! Possibly from the same stream. Ayah[:-banghea

  24. Jody----------Usually the furnace will have a shut off switch for the techs safety and convenience. In the great Comm. of Mass. a separate ( in a different room) "safety" shut off switch is not required. Oil yes---gas no.[:-banghea Go Celtics[:-party]
