  1. So, you're a lawyer too? .......perfect[:-tong2]
  2. Doesn't this clearly prohibit Pex stub-outs? Here's my motivation, from yesterday's inspection. It's a new construction. Every stub-out in the house is Pex: Click to Enlarge 32.15?KB Marc ........I would say that it cleary suggests the use of a pex stub-out. The stub-out being the "required rigidly anchored connection".
  3. .....the Falcon is a '60 to '63 - can't tell without seeing the grill. In '64 the design changed to the "square" body. My first car was a '61 2 door wagon, with 170 cubic inch 6 and 3 speed on the column. ......Greg.
  4. ..........Rochester, NY still has a central steam plant operated by RG&E (which, along with NYSEG is now owned by Iberdrola, of Spain).
  5. ..........stigmatized - or a golden opportunity, depending upon one's perspective[:-bigeyes
  6. .........in my region we have large Mennonite and Amish populations - their dwellings are subject to inspection by the AHJ and the majority have only wood fired heating systems......Greg.
  7. ..........one good reason for the added length is for frost heave. In my area, the AHJ's are always looking for slip-joint expansion couplings in the riser conduit on meter peds. What good is it to have the ability for the conduit to extend with frost heave, yet the cable contained/constrained within to be fixed in length? Those 360 dergee loops work very well..........Greg
  8. ........it looks as though someone was trying to fashion an indirect drain for sanitary sink use. They almost got it right, except the sink drain extends too far into the receiver cup.........Greg
  9. I'm surprised to hear this. Are you under the IRC? R905.2.8.3 requires step flashing. .........wow! that's a lot of new homes. Do you inspect new construction exclusively?...........Greg.
  10. I've put a number of manufactured homes on Superior Walls and they perform really well. Like any foundation, carefull bracing must be installed if any backfilling is done prior to installing the first floor. The walls are pretty flexible and in one instance, a well meaning owner/contractor backfilled prior to setting the home and bowed the wall almost 3" in the center of a 64' span. We excavated the fill, straightened the wall and the job proceeded with no lasting damage......Greg.
  11. ...........thank you......Greg.
  12. ..........is it an optical illusion, or is there a belly in the ridge of the main roof?..........Greg
  13. ............sure. Mods were installed in the early 70's. Maybe not all built in NYS, but certainly installed in NY. At that time, Sterling Homex was building mods in Avon NY. Today, there are lots of mods and Hud codes installed in NY but the majority come from PA. That said, Titan, is still being built in Sangerfield NY--a nice new plant having been constructed after a devastating fire a few years back............Greg.
  14. ...............a photo would tell us all we need to know. It sounds like you are describing a mod. I'm confused by your terminology regarding the joists and think you are referring what I know as floor trusses-which are common in mods, not in HUD Codes. If it were a Hud Code (double-wide) you would see four longitudinal beams (two per half) resting upon transverse beams spanning the width of the basement, at about 8 to 12 feet on center............Greg.
  15. Marc, Don't you mean that the eave flashing should be beneath the underlayment? Whoops! You're right. Thanks. Marc ....there is most likely no underlayment (or decking). Those roof panels are probably attached directly to the purlins............Greg
  16. .......not dogs-weed whackers[]
  17. ............just to note, that appears to be Schedule 40 PVC pipe-not ABS..........Greg
  18. ...............great shot, thanks.........Greg
  19. I have used a couple in my rental units with good results. Prime benefit being no cold water standing in tank, so no condensation issues.....Greg
  20. ..........Don't be too sure he won't be bugging you. Sounds to me like the prelude to the song and dance titled " you should have seen the wet ducts, and what are you going to do to make this right for our client now?.........Greg.
  21. Was there evidence of any roof/wall intersection flashing under the roofing material ?..........Greg
  22. ...........lucky guy to have your folks still with you, at their ages........Greg.
  23. ..........I've seen the use of mixing valves to temper the water fed to the tank - especially when the potable water is cold well or spring water. But never all hot.........Greg.
  24. From yesterday's job, tank installed by a plumber. I'd be a fool to call out all the plastic discharge pipes I see, lots of them. Click to Enlarge 20.9?KB Click to Enlarge 29.39?KB 100 degrees C is 212 F. ...........I agree, however I would say something about the WH laying on its side[:-monkeyd.............Greg.
  25. HUD Codes will be built upon a permanently attached steel frame. Some may be hy-brids with recessed steel frames, but the steel frame is always there and is the most visible means of ID. Roof trusses of HUD codes are often very different, but as mentioned above are seldom visible. Mods look very much like stick-built in basement appearance, but will always have a built-up beam running lengthwise between major components located at what is called the marriage-wall. Data plates are only found on HUD Codes and they are "plates"-small metal tags, painted red with embossed/engraved lettering affixed to the exterior of the home. Data sheets are supplied with all HUD codes, typically (nowadays) affixed to the wall or door in the homes largest closet. This information details what environmental zone the home is constructed for and gives handy info such as r-values, major appliance brands/sizes etc. Lastly, mods are constructed to meet the state building codes for where they will be sited and HUD Codes meet national manufactured home standards. And, as mentioned above, mods frequently are better built than stick built - after all, they need to travel the highways at 70mph on their way home[]......Greg
