  9. My business is located in NE Steuben, on the border with Yates County (where I live). Most of my work is in these counties with Yates being one of the smallest and Steuben one of the largest in NY. Towns in Yates seem to have the strictest (best) permit control while towns in Steuben are pretty "relaxed".

  14. The problem really resides with the retailer/dealer--say that quick and it sounds a lot like realtor. And they are a lot alike-to suck the most money out of the deal they cheap-out on the biggest expense which is the installation. Just like good and bad HIs, there are good and bad installers. Manufactured home (nee trailer) installers are now licensed by NY department of state, and this has raised the performance level to some extent-sorta like licensing HIs[:-dunce]. In fact, when an installer applies his seal to a manufactured home, he is certifying the propriety of every system in the home--inluding the on-site work of the electrical service, the gas service, the water service, the foundation structure and on and on. This is backed up by a cash bond for rework that is directly accessible to the NYS DOS. There is no certification needed for installers working on modular homes!! The AHJ needs to get seriously involved in all of these installs in order to improve the conditions you describe. Of course, the majority of my inspection work is a direct result of consumer complaint activity--so let's not fix too quickly[:-tong2]

  16. I've seen several examples of gas grill siding issues and it has always been at about the height of grill, up-never down to the floor. It usually appears to be about grill-width (30 or so inches), and the siding droops or sags. I believe your'e on the right track............ .......Greg
  17. Back in the day, when I worked in the Hospital facilities field, DOH surveyors considered multi basin sinks, such as double and triple commercial kitchen sinks as single fixtures. ......Greg

  21. Propane systems in my region are nearly always copper......... if the installation is done by the gas supplier. Natural is always black pipe.[] ............Greg
  22. In my area, it's routine to see electric water heaters with enough crud in them to bury the lower element. The drain valve is almost always plugged--compressed air must be used to encourage water drainage when replacing the tank. .........Greg.
  23. "technically" correct, but practically........... a home served by a (sub)panel with a 200A breaker, fed from a 100A breaker at a meter bank..........that 200A breaker will be considered the "main". I see this exact set-up in manufactured home communities often. The community operator generally will not allow "their" breaker to be used as a disconnect by the homeowner/service folks. ..........Greg
