  1. Most, if not all installers around here wire the switch to shut down the entire system. Frigidaire is Nordyne, most of which have a factory set fan-off delay. I think it's 90 seconds.

  3. How long did you engage the switch? Many newer systems have a fan-off delay.
  4. That's terra cotta drainage tile, specifically manufactured for farming. Your property is probably a farm, or was farmland. The tile was originally created by a farmer up near Rochester, NY probably around 1840. There's a museum somewhere up there that has a huge display of the different types. The shape in your photo could be well before 1900. The tile throughout your property is likely broken and even crushed in many locations. It's no longer working as a 'system'. It may require either restoring it or removing it.

  6. I'm pretty sure that's gonna need a major rebuild. The displacement of the brick at the columns is as much of a concern as the beams. I couldn't try to guess any cost.
  7. I have a 12.5' telescopic that I've used extensively for over 20 years - mostly indoors for attics and getting above ceilings in commercial buildings. The brand is Extend-n-Climb and never had any issue. I know many others that have used other telescopic brands that suffered some pretty severe injuries.
  8. Jim's reply clearly explains the truth about mold testing - without all of the foul language I would have used. If a buyer's inspector started mold testing a home I was selling, he would probably need a medical professional to retrieve the test equipment from an orifice.
  9. I'd bet a nut that would fix it. Being at the peak of roofs, ridge vents are only intended to shed the rain drops that fall on it, not hundreds of gallons of run-off cascading from above.

  11. The masonry chimney flue has become a chase for added vents, so they're not technically sharing a flue. The big problem is that's probably an uninsulated single-wall metal flue liner, so there's clearance issues to the PVC vent pipes. Also, the metal liner is not secured with a proper collar and the cap isn't attached with a proper fitting.
  12. I'll bet the 'inspector comment" came with the report writing software - not written by the inspector or anyone that knows about stucco installation details.
  13. With a 3 y/o stucco home, lack of caulking at the windows is probably the tip of the iceberg. Combined with the builder's comment, there's probably several other installation details that are issues. I hope you're moving forward with the invasive moisture testing.

  15. I'm not an expert in search optimization, but there's some really easy things you can do. If'n you want your site to show up in any search results using the phrase "Randy Navarro Home Inspector Seattle" , those words need to be on your home page. "Randy Navarro" isn't on the page, just Randy "Seattle" isn't on the page. Also, you need a security certificate so your site address begins with https. Google doesn't like sending folks to non-secure sites. If you want it to show up even higher in the search results, get links to your site from other highly rated sites. Putting a link in your signature here will eventually get Googles attention. Animated text slows the load time and may affect the ranking. There should be meta tags - hidden text that contains relevant keywords people would use in a search.

  20. It may be "hard to believe" in 34 years inspecting, I've never once seen a TPR discharge "extended outside". Where are you that it's required and where can we see this requirement.

  23. If a lime mortar would have been used, the moisture in the wall would migrate out through the joints. Portland based mortar is forcing the moisture through the face of the stones. Sealing on the exterior would be useless. When the faces of the stones erode back about 1/2", they can be patched with Lithomex, which is lime-based.
  24. It's called a double outlet vent. It's specifically for fuel storage tanks.
