  2. Our condo is in a 12 story Florida east coast building built in 1980. The vertical stacks have been failing over the last 4 or 5 years causing walls to be opened and full runs replaced. The theory is that it is cast from Korea but no answer to why it is cracking and falling apart. Some of the failed sections look new.

  4. Very common in high class homes - it prevents the toilets from sweating in the summer. Common here.

  6. I should have been more clear. Nacho will have to pay out of either its operating budget or the dictators pockets. The members will then have the choice to re-up or not. I think Nacho made a huge mistake in getting into this area from the getgo. No good can ever come of trying to give folks things they aren't entitled to or paid for especially when you can get sued, and telling them its ok. As to the language in the agreement lawyers always like to write that way. 8 says they made a deal. 11 says Nacho did not keep its end of the bargain and will pay some amount. (at least that's what I get out of it) The facts seem to be well documented.

  8. I bought my present home in 1978. It has a 1/4" crack in floor of a garage addition built in the early part of 1970. It extends full length and into the garage apron on the exterior. It has not moved, expanded, leaked, or otherwise caused any problems in all these years. It has filled itself with dust and dirt over the years. It has been on my Honeydo list and I will fill it when I get a "roundtuit".

  10. Why not just buy your daughter a better condo. You love her don't you? Barring that, just go with good connections done by an electrician and leave the panel where it is.

  12. The only reg I am aware of is the propane line to the heater, which has to be 18" around here an the electrical lines. I simply blow out my lines and plug them. No problem with freeze damage in 30 years with the pool. I did have a problem with insects eating through the flexible pvc lines for a period of time.
  13. In the "olden days" (most inspectors were cave men) we had a 4 page form to make field notes and check off where a pre-printed paragraph would work. When we finished the day we dictated onto tape and in the morning the girls typed the reports which were emailed to the client who loved the 24 hour turnaround. I was starting to play with dragon and other voice recognition systems using dictated taped copy being played to the computer. I gave up, because of the poor quality of the software at that time, but I had some small successes. That was in the early years of the new century. I think with the advances in voice recognition someone might be able to put together a system that would/could/might work. Dictate on site, play it into the voice rec program then edit the output. Even though I have been retired for 9 years I still think about ways to try to make it better for the client and easier for the inspector because poor quality reports seem to be everywhere.

  15. Homeowner, the price of a new vent. Plumber, $100 to 150. Just shut down the boiler water feed, release the pressure and drain water below the valve, unscrew the air valve and put a new one in. (I assume it is not soldered into place) Because it is in the attic you would not have to drain more that a quart or two of water. Then when you turn the supply back on bleed the valve.
  16. They never were a factor in my company as we just trained the guys we wanted to work for us. I paid them a modest salary while in training and we had a two year non-compete. I don't recall any of my inspectors not passing the HI test first time out. Along with the HI license some of my guys also had supervisory termite licenses.

  19. Rest assured, you met "the man" (whoever he was). House we renovated in NJ had a spirit. Nellie. She lived in the house from birth and was in a nursing home when we purchased the house. One day she died and moved back to her house. Just ask my kids - they had regular nighttime conversations with her and both my wife and I had periodic friendly run-ins with her. In CT we were asked many times to inspect houses that were known to have spirits. One of my inspectors was featured in a National newspaper regarding a poltergeist house. Mostly, these folks live under the stairs, but sometimes they like you enough to visit.

  21. Just an update. The condo is 1150 sq. ft. Frederick did the inspection (85 pages with 81 pages of pix) and everything was functional as intended, except he noted that there was a big gray box in the garage with lots of wires in it and he suggested we get an electrician to identify it's purpose.
  22. Does not look like any problem. The differential between both lines is minimal. If the cook stove had resistance type burners they are different sizes. If a glass top, well, they are not very well calibrated. I would not report a problem based on your pictures. Is the cook stove on the same circuit as the oven? P.S. I don't even know how to turn on an IR camera. In my day we just held our hand over the burners.

  25. The powdery residue on the cable indicates a blown in softer product. Not UFFI. Think of the top of a lemon meringue pie for uffi.
