  1. I found an 1 1/2" drain from kitchen sink in an older house (50's). Tied in downstream was the washer standpipe, same size at fitting, up to two inches at open end, where previous occupant had solved drain issue by installing the biggest "funnel" I have ever seen to accept washer effluent, which slowed it down enough. I recommended upsizing the drain all the way to the main, but many months later the buyer told me they still hadn't done anything because the "system" worked.
  2. Wow. Looks like it makes up in thickness whatever it might lack in terms of durability. OTOH, there is the appearance. All I can say is what I've heard in these parts, "There's no accountin' fer taste."
  3. I know your intention is good, John, but I would not prescribe the remedy unless i was going to do the work. I, as inspector, would point out that the work is very sloppy and recommend a roofer do the head scratching and the work. As others said, if there is only a guess of five yrs on all of it, may be better to get the larger estimate anyway.
  4. So the countertops were not per code as in no point in 4 ft is more than two ft from an outlet? Where I ran into so much trouble was in peninsula settings where supposedly only one is required per projection...btw, saw last year a microwave outlet that was in a drawer???...design people get pretty wacky sometimes...just look at spike heels...no rationale, all appearance.
  5. So the wall cabinets have no doors? Or do you have to open the door to plug in an appliance. That sounds really dumb somehow. If this is a custom home the owners maybe don't cook or do kitchen work.
  6. I guess you could build a ramp or steps and landing to get there. Wouldn't that be putting the cart ahead of the horse? Clearances follow the enclosure, not vice versa. Marc
  7. "...I'm 5'-12"..." Down here they just say six feet. Reminds me of what a plumber once told me, "Anything smaller than a quarter we just call a half." Should not that disco be contained inside "working clearance" that maxes out a six ft six?
  8. "...That dryer hose thing is a ventilator for the crawl. Bath fan in the box. Another goofy add-on..." Wow, you mean they pull the crawl air up to the laundry?...or does it go out the roof? I have actually seen colognes that were developed to smell like a locker room...just depends on what you like.
  9. gotta give em a C for creativity, but not for the dryer vent terminating in the plastic box...have seen these plastic boxes where they are readily accessible, but the crawl? Down south the plywood in the crawl would be termite bait.
  10. The points of those nails don't look like air powered ones.

  12. UF is just like NM but has a thicker sheath. Installer is likely not an electrician.
  13. They don't even have stingers.
  14. That's an overhead service, with sloppy work. The cable is supposed follow structure closely and be fastened at 18".
  15. mucho gusto surprising choice of subject John my wife has an ereader but not that brand. There ought to be ways to adjust that screen.
  16. Serpentine brick walls, supposedly designed by Thomas Jefferson, stand without reinforcement only one wythe thick if they are of the right frequency and amplitude. I have seen these at formal gardens at UVA and at UGA.
  17. yes, do not let your sawman become engulfed in the dust. It is common sense, no?
  18. Ben, I've seen structure that brings tears to the average eye, but the second pic does not show me much. I am not criticizing, I am thinking. jb
  19. Wow!...think of the old pop song,..so strange, must be the season of the witch...never saw anything like this. Very strange. It leaks, what ever it is.
  20. Don't know how strict you are on restoring, but I'd substitute something I could get done.
  21. Gray water systems are well described by plumbing code appendices, but are rarely "street legal", as localities have to adopt them piecemeal. Those gathered drains are supposed to be tanked and filtered before exiting to irrigation or other use. With all that crawl height you should be able to do it. Find a plumber who knows how and give it a try. Might be a while before recovering water use costs, but you can have green bragging rights.
  22. happy christmas
  23. We have a bonfire most years on Solstice or close to it, for all the good pagan reasons. Saturday the high was 74 or 75, today is high in mid 40's. Anyway, all the best wishes we have been making are carried on the wind by our Tibetan prayer flags to all the beings they manage to reach, as well as the electronic ones cast here.
  24. What Fabry said. I like to use the word "hazardous", though. I would recommend at least some posts and beams added below to hold up that inner edge and to offer something to hold it laterally.
  25. That "ghosting" in the OP pic looks just like that I have seen around turtleback vents placed high in attics. Love the terminology gozouta vs gozinta.
