  2. Lintel is a more precise term to describe a beam used to support masonry.
  3. Has your home been checked for micro particulates from a gas appliance or even a nearby freeway?
  4. If my eyes aren't deceiving me, the upper beam is spalled at a critical point. Marc Its a timber lintel. It just uneven and the plaster was filled in around the edges. A beam and a lintel are the same thing. A horizontal load bearing member.
  5. That's a lot of weight on that cantilevered beam.
  6. I'm stumped. Maybe drywood termites combined with the presence of the wood yard fungus. That fungus is not a wood destroying fungus and may have affected your evaluation of the issue. Did you notice any gray or black frass in the attic? Did you open up any of the damaged wood with your probe? Did you see any smooth tunnels? If so you found drywood termites.

  10. I signed up for a similar service a while back because it was free. I got tons of emails but no business. Every email was "how much do you charge for a home inspection". I would respond it depends on the size and age of the home. Please send me some additional information about the listing and I would be happy to provide you with the cost for the inspection. No one ever responded. Now that I think about it maybe the emails were fake.

  12. How, exactly, is one supposed to "fix" the extra tight joints? My opinion is that screwing around with it is going to make it worse than it is now. I agree. In so many cases the repair causes more trouble than the original problem.
  13. Carbon is not "created" during welding or fabrication. Chromium carbides can precipitate under certain circumstances during fabrication which depletes the surrounding area of corrosion resistant Chromium oxides. The corrosion that Jim found is probably the result of an inclusion in the base material at that point or, more likely, a contaminate in the filler material used during welding. These things happen during manufacturing. These things happen much more frequently with Chinese manufacturers.
  14. I have never seen a water heater plumbed that way. The gas line needs a drip leg.
  15. I heard that was Brian Williams. Not Fredrick. I have included a report from a local newspaper below. ATLANTA (MP) A massive fire destroyed a 5,000 unit apartment complex on Piedmont Road last night. The fire was so intense that the tires on two AFD pumper trucks melted. Authorities at the scene reported that there were no injuries thanks to the heroics of a passerby. Witnesses at the scene reported hearing the cries of a puppy in distress coming for the building. Officials decided that the building, because of the massive fire, should not be entered and a rescue of the puppy was not attempted. Witnesses also reported that a handsome, hunkin piece of love, that was walking nearby ran to the site of the massive intensive fire, jumped the police barriers and entered the building. The soot covered man exited the building a few minutes later with a child in each arm and a puppy in the youngest child's lap. The hero would only identify himself as Fredrick, a home inspector from Florida. When Fredrick was asked how he was able to locate the children in the massive fire he said he used his compass to detect the magnetic abnormalities created by the children's belt buckles and the tags on the puppy's collar. When Fredrick was asked how he learned this unknown method of locating stranded people with a compass he said "I'm an Eagle Scout. Eagle Scouts walk on the moon and save people and puppies." Fredrick said he was walking back to his hotel after dinning at Fat Matts Rib Shack when he became an Atlanta hero. He said he was in Atlanta to receive the Governor's coveted non-citizen of the year award.

  25. The buyer needs to find a new insurance company. This nonsense will never end. They do not want to insure the home, for what ever reason.
