  1. Brand new Buderus oil-fired boiler... seepage at PRV valve onto vent.. All the work these guys put into designing the boiler and they build-in a problem... I've found a few of these totally corroded-through over the past years.. Click to Enlarge 52.55 KB

  4. I got one. It's expensive, but it has saved the day and paid for itself already... It should be in your tool-box of things to own as a home inspector. Had it almost 2 years. Great device.

Brick can act strange with thermal stresses... on steel buildings.. lots of legs on issues with brick veneers... sun exposure, lack of proper thermal-expansion-joint design, improper treatment at re-entrant corners and the like. In this case who knows what wind-loading was doing to the place... A professional engineer firm can figure this all out.. who knows...
  9. I recommend you simply hire your own professional engineering firm to resolve these issues sir.. They can do some investigation and find the causes and give you a report that will defend your position...

  11. That exposed-wood 'sees' (too closely) the radiant heat from the flame, grate and pot/kettle/pan on it. Not cool (actually... ) There has to be some sort of radiant heat shield of some kind.. Shoddy work..

  13. Lead does a great job 'leaching out' to stop these issues.. and yes.. You usually are 'allowed to trim overhanging trees over your property in most 'worlds'.. Just ask the guy..

  16. Yup.. more in-depth checking of the neutral, meter and hammer that utility a bit more.. Friends of ours lost 'a bunch of stuff ' a few years ago when a transformer decided to go south.... Blinkin' lights are not good..
  17. Can't make a determination on that one photo.... Try one from about a foot away, 4-6 feet away, inside, put something near the crack for 'scale' (a pen or something)..
  18. Mike.. That's the condensate in the trap goigling.. I run into that every once in awhile.. Recently had the same thing at a 'hard' PVC condensate drain that was going into a laundry-drain pipe... same exact sound... the trap was in the attic, but the noise was transmitted down to the end of the pipe..
  19. Is it a shower that has not been used in a long time? The anti-scald valve systems can go south if they are not used often...

  23. Thanks for the pitch-gauge tipe Scott.. ! R I've been using mine (I-phone) for cases where we walk in and see a pressure-booster system in a Boston-area house with public water.. I do a Google map satellite view over the house, back-out and bang.. there's the the local standpipe hiding in the woods, explaining the pressure-booster.. I've also used it 'look' at a neighborhood to see if I can see the roof from an adjacent street.. It's a very good tool in many ways and has increased my productivity in regards to appts, field-management of other inspectors, etc. I just got an I-pad but mostly for music-stuff... We are doing a lot of old covers (Ventures, etc) and it's a quick way to find out what 'positions' the guys are playing parts in...
  24. I just shoot from the hip.. 'these are very strong, but temporary... replace them with permanent supports'... and move on.. I don't linger on it... If they asked why they were used, I simply say "I don't know'..
